I love to Buy in a market when I can walk  next door and get a better deal if the Seller does not want to be real about the value of a property. -- Market Value is what some one person will pay for the property. -- If another property is identical and only the price is lower - which house gets sold?

How fast do you have to run?  Answer: Just a little faster than the guy next to you!  Same thing in this market -- You have to be less expensive and equally good a property. -- If your house is priced to high - in this market there is no guarantee that it will every sell! Reality is your home must have steet appeal to get people even to look at it. -- It must be priced on the right price not above the right price. --

 Recently, we had a sale in DC Ranch which sold in 28 days -- at full price. -- similar properties - over priced have been on the market for from 90 to 530 days!  This fact applies to all price ranges in a Buyer's Market.
