In comparison,Whispering Oaks Subdivision is a quality community with value pricing for Northwest San Antonio, Texas 78230 when compared. The high priced homes and low priced homes is indicative of an older section of San Antonio that features several rural, ranch homes with acreage lots, infill with older smaller homes, and a large number of custom homes built from the 1970's-1980's. Additionally, although there is an abundance of homes on the market (absorption rate says 9 month supply), sellers are holding tight to their list price with 96.4% sale to asking price. Having sold homes here Cathy Bureau says this is occurring because it has a great location in a well established area offering parks, mature trees, shopping, and flexible travel options between the 2 major loops, as well as Texas Recognized and Excellent schools.
Absorption Rate Defined: A rate to determine how fast a home will sell given the number of homes sold & listed within a particular period of time. San Antonio homes sell within 6 months with full market exposure & priced right. To sell faster than 6 months you will need to be within the 50th percentile of pricing & in best condition. A rate above 6 = buyer's market, below 6 = seller's market, = 6 is a perfectly balanced market.
