I have a client going through something similar
had a quit claim with no "patriot act" type information with it... I told him that it costs $79 to become a notary in this state so I wouldn't put much faith in it...
He was trying to do a short sale... and his "agent" instead of getting a letter of cooperation, got him a quit claim deed! I showed him that the "agent" had several evictions by lenders on his record but he still thinks everything is ok...and is proceeding on 2-3 more short sales with the guy.
It isn't just that there is fraud, but that buyers never learn and they fail to trust the honest professionals and get lured in by the snake oil salesmen
