In Northern Virginia, single family homes can be prohibitively expensive especially for first-time homebuyers.  The median price of a detached single family home exceeds $600,000. 

Many first-time buyers and people moving up from condominium living opt to purchase a townhouse.  Townhouse communities are plentiful throughout the area and can offer a more affordable option in the Metropolitan D.C. area.

People relocating to Northern Virginia often ask what type of home they can purchase in different price ranges.  Other people who ask about this include current D.C. and Northern Virginia residents who have not been in the housing market for a while and potential investors from other parts of the country.

Townhouses in Alexandria and Arlington range in price from $295,000 to almost $2.4 million.  In Fairfax County, prices of townhouses start around $180K and climb to a top price of $1.9 million. 

Here are some examples of townhouses that you can purchase in Northern Virginia for just under $400,000.

ALEXANDRIA/ARLINGTON

Just under 12% of townhouses in Alexandria and Arlington are priced under $400K.

This end unit Barcroft Townhouse in South Arlington was built in 1989 and features a large kitchen exiting to a deck.  Its 3 levels have 2 bedrooms, 3 full bathrooms and 1 fireplace.  The finished basement features a family room and full bathroom.  The location provides easy access for commuters to the Pentagon or D.C.

In the Rosemont area of Alexandria, location is key for this 2 bedroom 1 bathroom townhouse.  The new owner will enjoy walking 2 blocks to the Metro, trendy stores and 1 block to a park.  On a cul-de-sac, this townhouse includes a covered red brick patio with a fully fenced backyard.

Built in 1952, this Alexandria townhouse is an easy skip to Starbucks and the Bradlee Shopping Center which includes all the stores you'll need (including the Alexandria Pastry Shop where we bought our delicious wedding cake).  The 3 bedroom 1 bathroom townhouse has been completely renovated including a designer kitchen, replacement windows, a tankless water heater and custom cabinetry. 

FAIRFAX COUNTY

Townhouse buyers:  you are in luck if you are looking in Fairfax County.  There are actually 255 townhouses currently available throughout the county priced under $300,000.  The $300K to $400K price range represents 44% of the available townhouse inventory on the market. 

Located in Burke Centre, this 3 bedroom 3.5 bathroom townhome features new siding, a new roof, new hardwood floors, kitchen appliances and fence.  It's an end unit with 1,760 square feet of living space and a great location close to George Mason University.  The neighborhood has many amenities including tennis courts, a pool, basketball courts and trails.

Kingstowne is an ever popular location in Fairfax County and this end unit townhouse with 3 bedrooms and 2.5 baths was built in 1990 and features bay windows in both the living room and master bedroom.  Two decks and an eat in kitchen complete this stylish home.

Near Kingstowne is the community of Amberleigh, walking distance to the Springfield metro station.  This 3 bedroom 2.5 bath townhouse is typical of the 3 level Amberleigh homes and features French doors opening to the deck and backing to trees.  There are new hardwood floors on the main level and a beautiful brick fireplace.
