Staying on top of air conditioning problems is so important and if you look at the color of the water in the drip pan (see photo) you KNOW that this has been an on-going problem! Once again, a reason for a home inspection! DON'T EVER PURCHASE WITHOUT ONE!

My kids don't like to drive through neighborhoods with me because I look at houses along the way and make comments as to what problems the house is experiencing.  In the case of this house, we knew what the problems were before we went inside.

Two of the things noticeable immediately are the stains just under the window shutter and the fact that two downspouts drain a lot of square footage of rain water to a single small gutter corner.  When it rains heavily, of course, that water will overflow that small opening and spill over the edge.  The fact that the stair is settled and repaired can be seen in the right photo.

But what of the stain on the roof?  That is coming from the tube exiting the roof soffit just above the window.  That tube is connected to the drip pan under the air conditioning unit in the attic.  That drip pan is filling, and discharging the air conditioning condensate down that secondary drain tube.  But for how long?

Long enough to stain the downspout and splash block.

The drip pan is probably full of water in the attic.

And when we got to the attic we found that was true.  And judging from the deepness of the color of the water, that pan has been filling with condensate and draining for a long time.

Certainly the unit is rusting inside and something is clogging.  That is not uncommon for an attic unit.  An HVAC professional needs to determine what is going on, clean and repair the unit's ability to discharge condensate, and this unit will work as intended.  Of course, it will be rusty inside!

My recommendation:  looking from the outside it is sometimes possible to see what either has happened or is happening inside.  And then investigate it!  That's what a home inspection is for...

That over flow pan is indicative of a system that was either improperly installed or that hasn’t been maintained. Now the seller is going to pay. Should have been fixed before it went on the market.
