Special offer

Told there was an offer on the table but we had "time" to write one as well.

I work with many out of state clients. These clients were in the area for only a few days and found a home that they liked. Mostly because of the backyard and location of home.

Anyway, both my clients and I called on the agent and did not get an answer. So we called the co lister.

That agent did call us both back, We were told the home was under contract, and that it was solid and sure to close so we did not move forward with a back up offer. Weeks later we saw the property again back on the market. My clients asked if I would go take photos for them, that they really wanted to make an offer. So again I called the agent and no answer so I called the co lister. He told me there was an offer but that we also had time to put in an offer if they got it by the next morning.

So a ran to take photos and get an offer together.

I then got a call from the co lister that said the broker said the contract was ratified!!  We decided not to call the brokerbut we are NOT HAPPY!

Gets the job done!

Sometimes it is frustrating!  Sometimes offers do fall and get redone.....It is hard on our clients who want to bid.  I have had a contract fall and we went back on the market and a couple of weeks later the clients financing was approved and we closed.  I had to put it back on the market because the deal fell...There was no financing...
