When it comes to Location-Location-Location, the city of Dupont is the right place to be. Its convenient location to Ft. Lewis, its location right off Interstate-5 and its location right on Puget Sound, with views of Mt. Rainier and the Olympic Mountains make this a truly desirable place to live. I guess that would also explain that despite a 1.05% decline of residential home values throughout the rest of Pierce County, Dupont home values actually increased almost 5% in 2007.

The average Dupont home appreciation in the past four years was 48%, or an average annual 12%.

I've invested in a home in Dupont in 2003. I bought it back then for $169,000 (this price seems almost obscene now) and could now sell it (if I were crazy) for $269,000.

Sky, I'm sorry things down in Texas don't look so rosy. I hope the market will get better.

Hi Sandy, I'm always reading your blogs because I'm a subscriber of yours.  Wow.....12% annual appreciation is WAY above what we get in College Station, Texas, and we have a strong market.  We get about 4 to 6% appreciate each year, which still makes it a strong and healthy market.  I'm so glad to hear there are other areas of the country that have high appreciate rates and strong markets.  I wish the news media would realize this.  Maybe we should all write in to the major TV news stations to give the percentage of appreciate and strong market data to the news media.  Maybe if they heard more good news, they might back off their gloom and doom...but I doubt if they would because people would rather report bad news.  Good news just doesn't seem to be popular.  Let's make it popular.  Again, happy for your area.

Charles, I'll have to get back with you on the number of units.

Kay, Thanks for subscribing to my blog. Now the 12% per year is an average per year over the last four years. As of currently, the Dupont homes are appreciating at 5%. That's still awesome considering the rest of the county is at a minus. You are so right about the news media only reporting on the negative news. Good news don't sell newspapers.

Wow Sandy,

Sounds like and looks like your market is doing great!  Ours here isn't as bad as they make it out to be in the news.

Debbie,

I'm glad your market isn't in dire straights. Let's hope the market recovers soon in those areas where it crashed.
