How Do You Show a Home That Can't Be Seen?

There is probably nothing more frustrating for a Buyer than getting excited and revved up for a house hunting trip, only to find that the home at the top of the list....well...maybe it would work if we could see all of it.  Such was the story on Wednesday night when I was out house hunting with new Buyer-clients. 

The sun sets in mid to late November around  5pm.  So when you are meeting a client at a home at that time, you are praying for a few things.  First of all, that the street numbers are visible at night.  I just love feeling like Mr. Magoo driving up and down a street struggling to see house numbers in the dark.  Number two, you are praying for electricity.  When you have those two items, you are doing pretty well.

Then you could to a home that might as well have an invisible second floor.  Yes, you can see it from the street.  The downstairs is great.  Seems like no one is even home.  Then you get to the bedroom level.  There are door knobs with locks on all of them and they are all locked.  Knocking on each of the five bedroom doors gets us into only two. And that was awkward at best.

What was happening in this home, or at least what I suspect was going on, was that the home owners had decided to run it like a boarding house when it became apparent they couldn't afford it anymore.  It was a Short Sale and there was zero furniture on the main level of the home. No dining room table.  No sofa.  No TV.  The only sign of life were pots and pans on the stove.  But in two of the rooms we entered, you could see the resident of the room had set up the bedroom like a mini apartment.  Bed.  TV.  Chair.

This could be the perfect home for my Buyers, but how in the world are we ever going to see all of it?  It's not easy to show a home that's masquerading as an extended stay hotel.

Many short sale sellers don't want to lose free rent so showing leads to the possibility of selling, not a good thing for them in their minds.  Most short sale sellers are doing the right thing in trying to avoid a foreclosure, there are exceptions though.  Homes that can not be shown should not be in the MLS as Active, in my opinion!

I think that the listing agent should be responsible for calling all of the Buyers agents and explaining the circumstances to them.  I would be definitely irritated if I went to show that house and was not warned in advance what I would find.

Tony:  I agree.  Listings that can't be shown being the MLS is a waste of everyone's time.

Cynthia:  It's been two days and the Listing Agent can't connect with his own client.  Apparently, the Seller has the keys to each room.  The drama is never ending.

Carla:  I never felt unsafe or intimidated.

Lehel:  No.  In or just outside of any major city we are seeing the same things.

I have never heard of anything like this. These facts should be on the MLS. Clearly the owners are not serious about selling.

Here rentals are required to be given notice which makes it difficult to show them.   Surely your State statutes and local mls requires that it be disclosed in the listing that it is a rental, and that the tenants be given a certain amount of notice.   How awkward.

I have read lots of good suggestions, many I hope to remember for the appropriate time.  As Tom Hopkins says we are Professional Problem Solvers. Everyday presents a new challenge of some degree.  We are obviously in an unusual market and the sellers are creative and savvy to retain whatever value they may have left in what has turned into an unpleasant situation for them.  If the property is a seemingly good fit for your buyer, think outside of the box to make it work.  Have a HAPPY THANKSGIVING.

It's such a frustrating situation! I have had keys that were duplicated and not tried to see that they weren't cut enough to open the lock. The no electricity is tricky, especially when it's getting darker earlier in the evening. I have used my flashlight application more often than I would have liked!

Fay:  Not disclosed as a rental, and to be perfectly honest, I don't believe our local statutes favor tenants when showing property. 

Bill:  I'm getting in with my Buyers today.  We'll see what happens.  Turns out, the listing agent has had a key the whole time to those rooms.  Grrrr.

Sylvie:  Showing property is not as easy as the "reality" house hunting shows make it look.

That would be fun. Local statutes around here prevent more than 4 unrelated people living in a home. (In Norman where OU is.) People had started doing exactly what you are talking about and jamming up residential areas with all the cars.

In Oregon we have to give 24 hours notice to renters, and I'm sure that would include in a "boarder" situation.

I guess the seller is doing what they have to do to to survive. it may kill a deal but it may be the only way they can make the payment.

Victoria:  How interesting that so many areas give such notice to tenants.  Here that is simply a courtesy.

Alan:  As I understand it, there is no payment being made.  Just money collected.  That makes me angry.

Chris Ann, if my clients were interested in such a property. I would contact the listing agent and expect her/him to gain access to all areas of the house so my client could determine whether this is the one.

Tammie:  And that's what we did and STILL couldn't see all of the house.  The owner himself didn't have keys to all the rooms.  It was so very annoying.

Definitely one of the more frastrating parts of our business. It seems that things have gotten worse in the foreclosure blitz of the last 5 years, and showing homes have become more difficult. However, I don't think it's as bas as making an offer on a house with 12 other offers, and all of them are above asking price. There were challenges back then too.
