So complicated... I am scared and yet challenged to take on my first one. I think I will seek a class first. I want to make sure I have all my ducks in a row.
Each short sale is a little different. The one I'm in the middle of doing needed to have all property disclosures in the short sale package to the lender. It also had to have a preliminary HUD1 with it. Because our short sale was with the SECOND lender, the payoff for the first lender had to be on the HUD1.
Sussie, I suggest you have someone help you through an actual first short sale transaction to take that fear away. After that, you'll be ok, just move your "ducks" around to suit each subsequent situation.
This is a great post to reblog... and it is not really complicated if one take a class.... Unfortunately too many agents take on a short sale and don't have a clue.. and that is what makes them complicated.
I have one going on now. And to show our "good faith" we did the home inspection one week after the seller's accepted offer. It has been one month and a half now and we are still waiting for the bank's approval... hoping to close by Christmas. Ughh! : )
