Special PoolHomesellers struggle enough on "their own" coming up with a winning, effective selling price to list their own home at. Agents don't need to muck up the works AND AGREE their "goodies and upgrades" in their home are so worth it to the new buyer. SOME sellers want full price back from all the upgraded amenities. YOU HAVE TO BE KIDDING !!!

Sorry Charlie. Real world just does not work that way. Markets settle, there are tax appraisals and loan appraisals with the "neighborhood" comps that have to be factored in.

Bottom line WITH MANY of those upgrades

For the new buyer, THEY ARE FREEBIES !!!

No doubt, the home needs to appraise.  Very rarely will an upgrade add so much value to a house that owners will see the full price of their investment back.  Realtors® need to paint a realistic picture of what a seller's house will sell for in today's market.  Great post Gary!

LOL, I have heard this once or twice.  The last time I did I told the seller to call me in 6 or 7 years and we will talk, but don't make any more upgrades.

Gary - I did a post on how my neighbors came up with their price. They paid X amount 8 years ago and added X in upgrades. And that is why they haven't gotten one bit, let alone an offer. I can never understand how some people think just because that's what they paid, or added upgrades, that's what they should list for. Have they been reading the news? Checked out MLS? Are they living under a rock?

Suggested.  I tell my sellers the updates / upgrades you put into your home you put because you want to enjoy the luxury the comforts.  Do not expect to get your money back.  Then I proceed to tell them I'm in the same boat as they are. IF I sold my house today I'd be tossing in all the bells and whistles for free.  Just the painful truth of the real estate market.

Gary, upgrades are great, everybody wants the granite countertops and stainless steel appliances but upgrades will only count for so much. And some upgrades may not count for much during the appraisal process. Thanks for sharing.

Hi Gary, very true post.  I see this all of the time and the sellers get so offended when you are upfront and honest with them.  We have to be if the seller wants to get their house sold.

I agree with John.  Some of those upgrades may not even be to the buyers' tastes.  So, call it a day and be done with it.

This is so true, and especially now with the downturn in the market, people do not and will not pay more for extras, they may only improve the market time, it is hard enough to get a home appraised right now, let alone appraised above another home because of some personal upgraded item that is not standard.  Good Post
