Why I Don't Answer ALL Trulia Posted Questions

I don't answer ALL questins posted on Trulia -- if anybody cares, here's why.

And let me preface this by saying, Trulia is all right by me. I've picked up clients by answering questions . . . just not all of them.

I believe in the law of Real Estate Agency.  In that I mean, that I don't like to cross the line of answering questions of a buyer who may be represented by a Buyers Agent.  Granted, this line is crossed daily from what I read in the answers given to questions on Trulia.  But, I don't answer questions when it's clear that the person asking the question is represented and/or under contract.

For example, "We're going to have the home inspected and I noticed        fill in the blank       is that typical?"

The mere fact that the question states: "We're having the home inspected . . ." is my hint that the home is under contract.  I'm NOT answering that question.  Or, if I did, my answer would be in the form of a suggesstion, as in;  I'd suggest they consult their agent.

If the question doesn't make any sense, I don't answer it either.

Here's another example of why I don't answer all questions.  It's sweet "Thank You" from the person asking the question.  After 5 agents took the time to respond to her query, she "thanks" them by stating. . . "I have actually seen this house already. Our buyers agent took us there."

Wouldn't it have been nice to have known that beforehand, i.e., they were already working with a buyer's agent?

I'll continue answering questions posted on Trulia -- when they make sense and when I can reasonably be assured I'm not crossing the line -- not just ALL of them.

I get a kick out of agents that offer their services and they live 500+ miles out of area. I do not understand the desperation that most of the agents that respond to a question transmit when they answer. IE: Call me I am the top producing agent in the XXXX area, I can sing, I can dance, and I sell homes, and when I am not working with buyers I live a clean vegan life style. (This is just a mild exaggeration)

Agree totally.   

I answered one the other day and answered it in a detailed manner.  We did a listing a couple of days later and he told me he was the one asking the question and most of the people who answered gave responses that were so generic he was not impressed.

So your responses do mean something.

Thank you for the great topic. I feel the question is a microcosm of our society, people feel as though he/she are getting cheated if he/she don't have all the answers or options.

It's better to be safe than sorry when answering questions. Most clients are so undecided when dealing with real estate agents and I believe it is the job of the real estate agent to provide as much information as possible so it does not give the clients a reason to post certain questions on Trulia.

I agree that a lot of the questions on Trulia are probably not the most efficient use of your own time, but the specific ones where you can have a dialogue are more useful to possibly being able to work with somebody.

I've responded to questions with the answer "you should ask your agent". I am also always amazed at answers that come from out of state agents that deal with our state laws.

I have never been interested in answering questions on Trulia. Within 5 minutes of receiving an email letting me know a new question has been posted, about 10 agents have already replied, all sounding desperate to get the attention of the person so they can convert them to a client. I agree with you though that you never know if they are represented so it is a fine line to tread on if answering.

Your second example doesn't make sense to me. Looks like Sara Klee responded to mindi3031. While Sara has an agent, mindi could be a potential buyer or seller that is unrepresented.

Hi Carla,  Some of the Trulia questions get pretty far out there.  Answering them may be an invitation for a complaint by another agent !

I some times wonder if the questions asked on Trulia are there because the person asking the question got frustrated after they asked it of their agent and were disappointed because the agent never stopped laughing

I don't answer many questions because so many agents have already responded with the typical "call me and I'll answer all your questions." I hate the agents that market to the consumer during their questions. Granted, not all the questions or great or even good, but it's not a time for agents to just attach full claws!

It seems the questions are always 1/2 there & the buyers intellect seems 1/2 there too.  Always the odd ball questions so that I wonder if it is a setup.  I love the agents in CA answering questions in IL about closings. I take the time rarely like you.

I have tried to answer some questions on Trulia, but most were old or not understandable.  So I gave up.  I may try again.  A colleague of mine answers questions on Trulia and has picked up some buyers.

Ditto lady!  When one deserves an intelligible answer is when I answer.  Most dont and you know they are already working with an agent.  It's so funny to see agents say "work with me work with me" as their answers.

Thank you for the comments.  And to those that want to give advice to Oregon questions and they're related to real estate, might want to think about having a license.  Oregon frowns on unlicensed real estate activity and practicing real esate without a license.  Which is why I don't go into other states and talk real estate.  I don't want my answers to questions in another state mistaken for me practicing real estate by giving real estate advice, or conducting real estate activity in a state where I'm unlicensed to do so.

As to the two cap screens.  One was an inane question.  The other was a "thank you" from someone who asked a question, had 5 agents answer -- which required them to look up the listing -- and then come back and say "Gee thanks, I've seen the property with my agent."  LOL

Carla - I think it depends on the questions. If it is broad in nature then I answer it. I learned the hard way by answering a question having the buyer call me to discuss further and when I asked if he wanted to see the home and make an offer his reply" I already put in an offer but my realtor wasn't very knowledgeable about the area." I agree with many of the other responses, some of the questions are soooo off the wall --they should be asking their realtor.
