Staging a house can be timely but every seller wants their home to sell fast and bring in the most money. Well, not every situation is like this. It's all about prefecting planning and knowing how to profesionally spruce up your home so buyers bring out the checkbook.

Home Selling Tips How To's:

  • Do Not Associate With Your Home - Tell yourself, "This is not my home." Let go of all your emotions no matter how hard it will. It is a house for sale and it a buyers home. Say goodbye to every room and don't look back. 
  • De-Personalize the House - Box up those personal photographs and family heirlooms. Buyers don't want to see your personal belongings and you certainly don't want them to be distracted. The most important thing you want to hear the buyer say is, "I can see myself living here."
  • Rearrange - Buyers love to snoop and see what every door has behind it. Easiest things to do is organize all closets and cabinets. Also, alphabetize all jars, stack dishes neatly, turn the coffee cup handles facing the same way, and hang shirts together and facing same direction.
  • Rent a Storage Unit - A home usually shows better with less furniture. Remoe pieces of furniture that you do not use but keep in mind you want the buyer to know what each room is used for. The buyer needs plenty of room to move around but you don't want them to say, "What is this room used for?"
  • Favorite Items - Remove or replace your favorite items. If you want to take window coverings, built-in appliances or any fixtures, it is better to remove them now. 
  • Minor Repairs - A few minor repairs could be to replace cracked floor or counter tiles, patch holes in walls, fix leaky faucets, fix doors that squeak, and replace burned-out bulbs. 
  • Sparkle, sparkle, sparkle - Make sure your home looks good as brand new! Make sure your windows are clean inside and out, rent a pressure washer to clean the outside of the house and sidewalks, wax floors, dust all corners of the house, hang fresh towels and clean and air out all musty smelly rooms. 
  • Scrutizine - Take a walk outside your front door and look in.....What do you think? It will probably be the same thought as the buyer when he looks inside. Make sure your home looks presentable from the front door to the back door.
  • Curb Appeal - Make sure when they are driving in your driveway they are thinking WOW I can't wait to look inside. Make sure your sidewalks are cleared, lawn is mowed, trim trees and bushes, and your house numbers is readable.
