Rule #1. Do the pictures on the Multiple Listing Search (MLS) reflect the home
once it is staged? If it doesn’t, make sure it does.
This Rule mainly applies to homes that have already been on the market with lack-luster results and possibly negative feedback from showings. Often, on the advise of an excellent realtor, the homeowner will consider staging their home. Great! It has been staged, but no one is booking showings? Why not?
Remember the MLS service acts like a 24 hour/7 days a week sales person. Let’s make sure this sales person is equipped with the best selling material and the pictures are up-to-date.
Rule #2. Do not neglect the outside of the home and focus only on staging only the inside!
If you consider 75% of buyers look on the internet without the assistance of a real estate agent. They will then drive by the home to see if they like the look from the outside, THEN, they will contact an agent.

Rule #3. Take ownership of your sale and maintain the home’s cleanliness to ensure it is presentation-ready for every showing…
You may have the most beautiful home and the most beautiful home staging job done on your home and your home looked perfect for pictures. However you must keep in mind, beautiful MLS pictures will bring the people in, but it is your home that needs to sell itself. If buyers come and the home is dirty, smells, laundry all over the floor, chances are those buyer may/will not connect with your home.
Rule #4. DO NOT OVER PRICE THE HOUSE, it is the kiss of death to a successful sale.
This can be an easy and very costly mistake to make, especially when you feel your home is looking like a million bucks! Right? The problem is homes in your area may only sell for $500,000. And it is not what the homes list for it is what they sell for so consult your realtor before deciding on a price.
