West Bank market update for Belle Chasse

October sales volume (number of single family homes sold) has declined from the 2006 level of 8 homes sold to 7 homes sold in October of 2007, a 12% decline in the total number of homes sold during the month.   This is statistically insignificant, with a difference of only one sale.

It should be noted, however, that homes sales increased from 5 homes sold in September to 7 sold in October 2007, contradicting the national media reports of continuing drops in home sale activity.

  • Conventional loans remain the preferred method of financing a home purchase, accounting for 75% of the home purchases in 2007, down from 86% in 2006.

Average sale prices in Belle Chasse have increased from $255,250 in October 2006 to $362,286 in October 2007, an increase of 42% in average sold price.  Again, this is statistically not that significant, given the small number of homes sold.  It is encouraging however, to see higher end homes moving off of the market and into the hands of new home owners.

  • Average days on market for October 2007 was 115, an 83% increase over the 63 day average in 2006.
