Have your San Antonio Texas Home for Sale on the Market and Hearing Crickets | Three Reasons Your San Antonio Texas Home for Sale Isn't Getting Showings


So, there you are.  You have had your home listed on the San Antonio Texas area Real Estate Market for some time and nothing...nada, you hear crickets during the daytime.  You may have gotten one showing and no feedback from that andCricket now you are wondering why.  Well, my San Antonio Texas area sellers, I am here to tell you that there are three top reasons your San Antonio Texas Home for Sale isn't getting any showings and two of them you control.  They are...drum roll please....

  • PRICE
  • ACCESSIBILITY     
  • MARKETING

You may be thinking to yourself...price?  Why wouldn't anyone come see my house just because of the price?  Well, let me explain it to you.  When you sat down with your Realtor® and you discussed the Comparative Market Analysis and the Absorption Rate of homes in your area, (you did do this, right?), did you agree on a price that was perhaps higher than what your Realtor® recommended?  Maybe just a tad higher just to give it the ole college try?  Well, if this is you...you must understand that most likely people in the price range you selected expect more for the home and may not like your area and the folks that could afford and would buy your home won't see it as it is priced too high out of their range.  Does this make sense?  Let me explain a bit further so it's a little easier.  If a 4 bedroom, 2 1/2 bath home in your area sells for around $160,000 and your price your home at $180,000 (as an example), your home will not come up in the search for folks who are looking in your area that qualify for homes in the $160,000 price range.  Those who are looking for homes in the $180-$190,000 price range are looking in areas that have homes that sell for that much.  

Many times, within the first two weeks of a home being on the market, you hear crickets...it's the price.  

Perhaps this isn't you.  Perhaps you and your Realtor® talked about the best way to position your home on the market and you are a motivated seller and priced your home competitively, even a tad below market range.  Are you making your home available Cricketand easy to come and see?  Accessibility is the next biggest issue San Antonio Texas home sellers have with getting showings.  I understand completely that if you are still living in the home, you have a life to lead and would like as much lead time as possible to clear the home for showings, but if you are making seeing your home like getting a reservation in a Wolf Gang Puck Restaurant, (impossible unless you call months ahead), then you are going to get any showings.  For example if you say that buyers must come only on Monday through Friday from 8-12 and 2-5 and must have a verified appointment and give at least 3 hours notice, then you may be limiting who can and will come and see your home.  Now the above example is pretty extreme, but I have seen similar.  Once a San Antonio Buyer's agent begins setting up showings for their buyers, they will need to work on their time.  Many times buyers can only come on weekends or they may be coming from out of town and only have a specific time period they can look at your home.  If they see it is going to be difficult to schedule a time to see your home, they are going to pass it on by. 

Many times, if your showing instructions to set up a showing is too rigid, you hear crickets...well...you get the picture.

The above two situations don't describe you?  You are quite sure your San Antonio Texas home for sale is priced perfectly and you are listing as a courtesy showing, (just give me a call and we will let you in the door)?  Then the

third thing may be marketing.  Where is your San Antonio Texas Home for Sale being advertised by your Realtor®?  Well you say, my Realtor® said that my home will be listed on the MLS and their company website, and I have a sign in the yard with brochures.  Well, that's terrific and make no mistake, a San Antonio Texas home for sale should be listed on the MLS as this is where buyer's agents (other Realtors®) aregoing to find your San Antonio Texas home for sale!  But guess what?  San Antonio Texas Realtors® are not looking to buy your home....buyers are.  Buyers do not have access to the MLS, but do you know what they have access to?  That's right, the Internet, and that's where buyers start their San Antonio Texas Home Search. That sign in the yard?  That's good advertisement too.  But unless a potential buyer happens to drive by your home and see it, it won't generate you a lot of showings.  And the brochures...well, same issue.  Unless buyers are walking up to the sign box or the driver gets out of the car to get one, those are still probably not going to generate a lot of showings for you.  

If you don't have a Realtor® who has a comprehensive Internet marketing plan that will showcase your home everywhere it can possibly go on the Internet, you hear crickets...well...again, you get the picture.

Brenda- This is one of the best blogs I read regarding why their town/city is doing so well.  I suggested it as a feature but you know localisms are not highly ranked on getting picked.  I hope you do because this blog is well written and you give some really good points about the economy in SA.  I saw on the news this morning Halliburton is planning to hire 1500 new employees in SA over the next two years.  There is still a lot of home and commercial construction going on all over the city which is a very good sign for the city.

Sellers have to be able to see how price, accessibility and marketing work in unison and not independently of each other. Failure to recognize and understand that can lead to a stale listing.

Hi Charita-Definitely all three need to be there in perfect harmony to sell a home, sometimes though it is one of those three elements that leaves a home on the market for a long time with zero showings.  For example, the Realtor® could be marketing the heck out of an overpriced listing...so...no showings.  Thanks for dropping in :)!
