Tampa new home builders design and construct a lot of Spanish and Mediterranean homes.  Largely because it’s a very desirable style for our area and homeowners want it.  A key element of this style is the barrel tile roof.  We are asked regularly what the difference is between concrete and clay tile roofs, so here’s the summary.

Before we discuss the difference, it’s important to note that both are very durable, fire-resistant and heavy.  This weight requires the roof trusses and structure to be designed for the additional weight load.

The differences fall into five categories:

  • Color – Both come in many colors.  Clay tends to be in the red and orange family of colors, while concrete has a wider variety.  Concrete will fade over time due to exposure to the sun.  Typically, this isn’t a problem, but if you need a repair, it’s difficult to match the color.
  • Cost - Concrete is about 50% less than clay.
  • Strength – Concrete is stronger than clay.  Clay is brittle and is prone to more cracking when walked upon.
  • Life – Both materials will last a long time.  Concrete will last 30-50 years while clay can last 100+ years.
  • Water Absorption – Concrete will absorb water more than clay.  Around 13% for concrete and 6% for clay.  The result is that mildew can develop easier on concrete.

Although every custom home is different, I don’t believe the differences justify the additional cost for a clay roof.  Even though we do use clay from time to time, we predominantly use concrete in our Tampa custom homes.

Thanks for the analysis.  Cement roofs are not that common here in the west but I foresee that as a future option because of the fire resistant nature and cost savings.
