You want to give your client the best experience they can get! When I was buying a home my real estate agent was good in some areas, but not great. There were times that she was supposed to call me and because of her busy schedule she got tied up and forgot to do so. The main experience that sticks out to me was one of the first homes I looked at. I found this house that had just come onto the market. I LOVED IT! At the time it is was the perfect size, on a quarter acre, recently remodeled, and because I love to landscape I was happy the back yard was a disaster! I could list other reasons, but I don't want to bore you. It would have been the perfect 1st home. Now because of technology(i.e. the Internet) everyone else was there as well. I had the pleasure of hearing my mother talk about how easy it is to find a home these days."Back when we were buying our first home, you had to drive around looking......." I personally would have preferred that since I was tired of a million people showing up the first day a home went on the market. So to make this already long story no longer than I have already made it I will get to the point I am trying ot make. I wanted to put an offer on the house right away. I felt what they were asking was pretty low. I was willing to go in at asking price, if not higher. My wonderful agent did not think that was necessary, but I didnt't want to risk it. Now my software will not fix an agent's stupidity. If I knew how to do that I would already be a billionaire :). The agents job was to call the listing agent immediately and put an offer down. Against her advice I decided to go in at $5,000 over the asking price. By the way common sense tells me to just go with what your client wants if they are saying they want to put a higher offer down. It can only help the chances that you get the sale and obviously make a little more money. Anyways I decided to follow up with my real estate agent the next morning and she had not called the listing agent yet. She got back to her home office and had emails and voice mails to reply to. Basically I fell through the cracks and by that next morning they had received 5 offers(around asking price) and already accepted one of them.
