Hi folks. This post was inspired by Brian Block's recent post "Preemptive Blogging.....Impress your Sellers with your SEO". If you haven't read it then take a minute to do so as it is very well written and spot on. Anyway, I left a comment on his post about how I bomb my potential Sellers with information, via Email, prior to our first meeting. Ann Cummings sent me an Email asking me to expand on this, so I decided to just write a quick post to share what I do.

As Brian had mentioned in his post "It's time to show your prospective sellers that YOU are the EXPERT when it comes to their neighborhood".

Now folks, I believe in being very proactive in my business. Blogging on ActiveRain gives us tremendous exposure on Google (juice) and we need to make sure our potential customer/clients see it. The best way to do that, in my opinion, is to "push the juice" at them.

So, here is a sample of the Email I use to "push" my information at my potential Sellers. They receive this prior to our meeting.

Dear Mr. and Mrs. Need T. Sell,

It was a pleasure speaking with you earlier today and I am looking forward to meeting with you tomorrow to get your property on the market. I will send over a preliminary Market Analysis later but thought it would be helpful to you if you did a little research on me first. Here are some links that will give you a great idea of who I am and how I handle my business. They will also give you a sampling of how your property will be displayed on the Internet. So click away and enjoy. Don't forget to cut your sound on some of the videos have music. OK here goes:

Folks, I hope this helps. When I come by tomorrow have the house ready to be photographed and please have an extra key for me. Once we agree on a price to get your property SOLD I will get your property on the market immediately. Plan on about 90 minutes for our meeting. Then it will take me about 72 hours to get your property out there on all of my numerous Internet sites.

I'm looking forward to working with you to get your house sold!! See you tomorrow at 11:00. Please give me a call if you have any questions.  END

That's it! Now folks, if you utilize this technique, it will be your choice, 100% of the time, whether or not you take the listing. There is no way anyone in my market can compete with me once my Sellers have read through these links. Assuming they are able to price properly, the listing is a done deal.

As an added benefit, Ialso Email my current Sellers my blog posts. It keeps them in the loop and informed with what's going on.

Bryant- We send out an email similar to this and a letter. You will be so surprised in such a high income capita place that Wellington is how many people do not use their email and do not use the internet and they do not comprehend the google search, web sites, blogs, etc. We get a blank stare! So I have created  a way to explain with the NAR charts on where buyers come from. I am so surprised that they do not even go online to go and see their listing on our websites! It never ceases to amaze me with the great information age that there are people our age who have not jumped on the train! There is still a faction of people here that only list with the WHO YOU KNOW people. I have a famous friend, she hates real estate but has a license. People beg her to take their listings even when she says she doesn't want the listing to their face just because of who she is married to. So there is a group of folks here in certain circles where we show we are IN THE KNOW! Different markets need different approaches. But I like the one you are use first the best! Katerina

That freaking red neck counter offer video makes a mess at my desk everytime.  I always forget not to take a drink while reading and watching your stuff, BB.  Perhaps you could include a warning somehow that this video will cause you to shoot iced tea through your nose as you laugh uncontrollably?  Seriously, in my own defense, this post looked strictly educational and you caught me off guard--AGAIN!

Well hello everyone! I step into the Rain to do some commenting and BAM! You guys have overloaded me with comments again. I wrote this for two reasons. First I started responding to Ann's request and it was getting too long so decided to just post it. And secondly I needed to update my links in my template email anyway. I'm also going to post this to my other blog http://brokerbryant.com without the commentary to you guys. Then all I will have to do is paste the one link into my emails before I send them out. That way all my stuff is already there.

I just started the separate youtube account with nothing but listing videos on it last week. I'm not quite sure how it will work with the Google juice on a normal search but I'm hoping it will do well.

I also have all of my listings on Craigslist. And probably another couple hundred websites. Mostly because my www.buypoinciana.com site is a point2agent site and they have that handshake agreement "thingie". Plus my www.poincianaproperties.com site is just a template homes.com site I've had for about 8 years.

The sellers are mostly impressed with the Google results for my name. Through blogging I show up on other peoples blogs from around the country so it really gives me good credibility.

Once I post this on my outside blog I can place the one link to the post in my email signature as well. That way this stuff will be in every email I send out.

Did you know I get business off of my silly videos? In fact there are many occasions when I'm talking to a potential seller where my funny videos is the main reason they called and they can't quit talking about them! Folks love humor. And in this very stressful market it also helps them to relax and remain focused. There is a purpose for everything I do.

Seriously though this is such an easy marketing tool to use. So do it! It will help immensely.

I use point2 as well. I keep seeing a major increase of hits on my stats on bloglog. I guess it picks it up. When I search I can find the site on a few different links, I'm not sure what exactly they are reading unless they call or email me on the particular listing. If you do not update listings on Craigslist every 30-45 days they disappear. You have to reload them eventually.

This is simply AWESOME.  Since I am just establishing myself in NC I work with buyers so I haven't had an opportunity to use all of the technology that we now have at our finger tips.  This is a great example of what listing agents should do.  Do you use Craigs List, Tulia, etc.?  Where do you post your listings on the web?

I popped this into Word so I can get something like it set up for my own use.  I wonder if you couldn't just make an email signature for Outlook that would set all of this up for you in an email?  I do that for feedback from Realtors and it makes it so easy....

OK finally made it back here for a few minutes. Let me see if I can answer the questions that were asked.

I only manually post my listings on the MLS, buypoinciana.com(point2agent), real estate shows, youtube and postlets. But from there they are syndicated to craigslist, trulia, realtor.com and many many more sites. I'm not sure the total but I think it's in excess of 200 sites with most being point2agent sites.

This email I send out takes the place of a prelisting package. I was never big on prelisting packages anyway so doing it this way has really helped. I've always done one appointment listings and getting this info out in advance has cut my appointments down to a maximum 90 minutes. That's the time I allocate for my presentation, paper work, photo shoot, lock box on the door and the sign in the ground. I don't spend a lot of time at listings. My time is better spent on the computer getting their property info out there.

It's good to see I have jobs waiting for me in other States. Hey we never know what the future will bring so I'm printing off your offers so you can't back out on me:)

Hi William, There are some peoplle that don't have email. It's a very small percentage though. If they don't I have to decide whether or not I want to to work with them. My business model depends very heavily on my customer/clients having access to email as it is my preferred way of communicating. Unless it's a very good listing I may just have to refer them out.

I don't want to be stuck having to mail and or deliver paper work everytime I need a signature.
