VA versus Conventional

I showed a home yesterday that was under contract with a VA loan.  This was a nice home that my buyer is very interested in buying.  One of the owners was at the house and she was very talkative about the problems they were having.  The home is two years old The VA is demanding plumbing inspections, electrical inspections and AC etc.  The best part is the sellers have to pay for this.  These inspections cost about 300 dollars apiece.  They start to add up. 

Well anyway this contract is close to expiring and the sellers seem fed up with the VA.  This could be a break for me.  My buyer will be able to jump in there and get it.  Thanks VA for being so difficult to work with.

Live and learn.  VA and FHA have work orders to contend with and sometimes they make no sense at all.  Go conventional whenever possible and warn the sellers up front.
