There are currently 144 homes on the market for sale in the San Diego Multiple Listing Service for 92130 Carmel Valley. In October of 2007 the average sold price was $1,231,705 and those homes were marketed on the average of $1,358,992. The lowest closed home was sold at $625,000 while the highest closed home in 92130 was $4,450,000 and had 4 bedrooms and 4.5 baths and was 7,000 square feet. The average time on the market in 92130 for October 2007 was 48 days with the longest being 177 days.

There are 45 homes in escrow now in November of 2007 while creating this report. The average marketed price is $1,262,983 and the lowest priced Carmel Valley home in escrow is $634,900 and the highest priced home in escrow is $3,600,000 and was on the market for 92 days. There were 13 expired listings, 7 cancelled listings, and 15 withdrawn listings that were homes in the month of October in Carmel Valley.

Carmel Valley has been holding together fine compared to other areas of San Diego. It continues to follow a good pattern of holding its value and lower market times than other San Diego communities. There are fewer sales this year in October compared to previous years and this trend I will watch closely. There are also many new home communities in this area that don't usually show up in the statistics although I am starting to see new home builders in Carmel Valley market in the San Diego MLS. Carmel Valley Condos and Town homes update shows that 16 condos closed escrow in October of 2007. There are currently 104 condos for sale in 92130 Carmel Valley. Out of the 16 condos sold in Carmel Valley in October the average sales price was $476,858 while the average marketed price was $492,456. The lowest priced condo sold in Carmel Valley was $305,000 and was a 1 bedroom 1 bath with 951 square feet. The highest priced condo sold was at $730,000 and was a 3 bedroom 2.5 bath condo with 1,947 square feet. The average market time before entering into escrow was 69 days with the longest being 173 days and the shortest being 0 days.

There are currently 25 condos in escrow in 92130 with an average list price of $542,841 and an average DOM "Days on Market" of 47 days. There were 11 expired listings, 15 cancelled listings and 17 withdrawn listing that were condos in the Carmel Valley Area for October of 2007.

There is a good amount of inventory and although prices are slightly hire than last year at this time they are quite a bit lower than last month on average.
