Woman on Cell PhoneA few months ago my phone rang and the couple on the other end  starting asking questions about one of my listings in Prince William County.  As we talked I learned that they and just written an offer with a builder on a new home but were having second thoughts.  The more they talked it was obvious they weren't entirely happy with their decision.  More importantly they felt since they had already given the builder a deposit check that if they tried to back out of the contract they would lose their 5 % deposit.   Despite the fact that they had already met with the builder and signed a contract  I felt it was in their best interest for me to give them as much information as possible so they were more informed about the new home buying process.   After a long conversation they had more information to go back and have another conversation with the builder about what they wanted and potentially negotiate additional concessions.

A few days later my phone rang again and it was the same callers.  They had gone back to the builder and cancelled their contract (they were within the 10 days provided by Virginia Law) and they asked for my assistance in helping them find another place to call home.  We made arrangements to meet for coffee and talk about next steps.  As we were getting to know each other, turns out we both have daughters living in the UK, it came to light that they had called three agents that fateful Sunday afternoon.  Yet as soon as they had told the other agents that they were under contract the agents cut them off without any offer of advice or assistance.

My mother used to say "don't cut off your nose to spite your face" and it seems appropriate in this case.  If they had told me they were represented by an agent then my conversation with them would have been different but they said clearly they were on their own.  I had no idea when we were talking that they would cancel their contract or every call me again.  As a Realtor it is my responsibility to educate buyers within the bounds of ethics whether there is a commission at the end of the conversation or not

So before you hang up the phone make sure you understand the full story.  The other agents who cut them off missed the opportunity to get to know a great couple and in the end sell them a home.

Cindy, congratulations on your new clients.  Isn't it amazing how just taking the time to really listen to someone can open so many doors?  If they have already told you the story of other agents not listening to them, they are sure to repeat it to their friends - and mention you as well as the agent who took care of them.  You can't buy advertising like that!

That is a very good point, Cindy!  Neat outcome to your "Doing a Good Turn to Your [unknown] Neighbor" Story!  Like you say, you never know how today's kindness will benefit the same person tomorrow.  They were benefited by having you represent them AND you made a new friend!  Way to go!

Understand the question before you answer.  The only way to understand the question is to listen to it!  It reminds me ot the Sunday morning political shows.  The politician attempts to answer the question before the moderator even asks and they look like fools in the end! 

Congrats on investing 5 minutes of your time in listening to the whole story before making a snap decision and gaining business from it.  NOW GO SELL A HOME HAHAHA!!!!

I find myself offering free advice to many individuals... you never know what a good deed can lead to.  "Paying It Forward" can lead to money in the bank if you keep your eyes and ears open and a positive attitude!  Great post Cindy!

What a testimony to your skills and professionalism;  clearly, they came shining through the phone line.  I always try to keep in mind, too, that even if the opportunity doesn't arise to help the person to whom I'm speaking, he or she just might run across someone else who needs an agent...and will remember how helpful I was.  Kudos to you for helping these folks get into what was probably a better situation.

Oh, that was good.  I find it difficult to determine where the line of ethics is.  I probably would have hung up in fear of crossing that line... I have been called on a few MINOR ethical things (out of innocence-I am still new) and now I fear it.  You did great though.  Your selfish helpfulness paid off- good for you!!!

Answering questions and educating the people in real estate is our business.  Just because they have a contract with someone doesn't mean they cannot speak to another agent.  It is the buyer's decision as to what he does, not the agent's.

Kim-one of the first questions I asked when they called about my listing was whether they were working with an agent.  Then when the conversation turned to the builder I asked if they had taken an agent with them.  It is a matter of asking and asking again and then going with your best instincts as to what is the right thing to do.

Ah, the old 'three deep' technique is still alive and kicking!  Gita does make a good point though, in the conversation about breaking of contracts, it's always wise to advise that they seek out a real estate attorney since as agents we can't give legal advice.  Doesn't mean you can't listen to them, which obviously you did quite well.

Its already been said, but. I always take time to learn why someone called me and help them if I can. for two reasons...1) Isnt that what decent people do and 2) it may result in business

Cindy - What a great story!  Needs to be posted in the Bag it and Tag it group that Brian Block started!  I love hearing this kind of success story.  It's not supposed to be about what's in it for us.  I'm a firm believer in what goes around, comes around.  Your obvious generosity in giving these customers solid advice (without ever trying to undermine their decision to work with the builder) came right back to you in the form of trusting clients.  What a testimony to helping customers out.  It never fails for me that those customers end up being the best clients!  Congratulations for a job well done!!

Cindy,   Great Post!    What you did were all the right things.   What we need to remember is to listen to what people are saying to us.  If this did not work out as far as buyers I am sure you would at the least made some referrals off your conversation.

Leigh and Gita-in VA you have the chance to get out of new construction contracts during the HOA or Condo doc review timeframe.  Something the builder hadn't told them and though I didn't know they would cancel their contract it was part of the information that I gave them when we talked.  That is just one of the reasons we all need to keep reminding buyers to take an agent with them when they go visit a builders site.

Cindy, Great post. I had an floor call recently where a lady wanted to know about a listing. When I looked it up it was pending. We talked a bit and she said she really wanted to know more about the condition of the house and what it may have sold for. It was close to closing and so I told her I would follow up with her. I made notes and did check on the listing when it closed. I gave her a call back with information on the condition and terms of the closing. She wanted to know how this house would compare to her home, both being on a golf course. Well, I ended up listing this lady's home and it a gorgeous listing and she is a very lovely lady. We have to take the time to listen and be willing to invest. Sometimes it is a longer term investment, but it will always pay off! Great post! Thanks!

I have a luxury home under construction in Purcellville with a buyer who had a contract in Fredericksburg when he contacted me. 

He never got his earnest money back, but I sold a home to him anyway.  The earnest money was $5,000 and, to my buyer, that was walking money.  He didn't want to be in Fredericksburg.  He wanted to be on the Dulles Corridor. 

Lovely gentleman and the house went under roof last week.

I've had many home staging clients come to me because they knew someone that I once gave free advice to. It's true that "what goes around, comes around," sometimes it just takes awhile. You saw an almost immediate benefit of investing your time in sharing your knowledge, which is very fortunate, other times it can take months or years!

Listen and ask more. I think you made a grat point that even occurs with email inquiries...someone asks for help- it may not seem to be that important or they seemt o be shopping around ---you better be ale to handle to inquiry professioanlly and thoughtfully...it may be your next client.

Good for you........letting people know you 'care' and are 'listening' seems to be a thing of the past at times.  I'm always refreshed whenever an individual takes the time and interest to make me feel special, knowing we may/may never actually meet in person......phone calls "do" allow us to tell whether or not a person is truly caring and listening to us.  Great job on your behalf!

if a client calls you directly, you are free to say how you could help them. You gave them advice they asked for. Ultimately they made their own decision. The agents loss was your gain. You must have a better market than we have, here NO ONE would give up a buyer!

Thanks to everyone for all the great comments!  My granddaughter just got to town and I didn't have time to respond to everyone :-)

I don't think I did anything that all of the other great agents on AR would have done but I hope it is a gentle reminder to stop and listen before you jump to a conclusion about the circumstances.

Interesting post, and my perspective is that you are fortunate to have them work with you.   Over 95% of calls like this are a total waste of time.  We receive so many calls each day like this where persons want additional information for their part time agents that are too busy to work with their clients.  Agents should be grateful to have clients that are committed to working with them!

Potential customers are more like "users" usurping information so they can close the deal with their agent.  Yes I have converted some of these calls over the years, but most are just a total waste of time.  You were lucky. 

If an agent can reproduce that type of conversion again and again...then you are on to something.  Good post!  Food for thought!

Jim-I have been fortunate to have this experience more than once.  My first two sales were to renters that other agents pushed off because they didn't ask them the right questions.  Perhaps inquisitive nature makes me ask more questions before I give up.

I can't tell you how many times I was able to woo over a client from another agent who wasn't doing their job! No, it doesn't happen all the time, but spending 15 or so minutes educating them is small price to pay. I had a couple who were relocating from CT, go through 2 other agents before they came to me. They said that once those other agents found out they were relocating, and, OMG, had a house to sell, they gave them the cold shoulder! I quickly found an agent in their area. She not only listed their house, but also her father's house! I'm expecting a referral check for the father's house sometime this week. Their house hasn't sold yet, but they just went under contract (with NO contingencies) on their house up here.

The moral of the story is... spend a little time with the caller to find out their needs. It's always all about them, and they are trying to get information out of you. In my experience, once they find out that you are truly a professional and know your stuff, their part-time agent won't stand a chance!

Its not just our job to help sellers sell and help buyers buy. We also need to educate people along the way. You did the right thing and got rewarded for it. Great job!

Linda-I'm careful about "wooing" a client away from another agent.  If they tell me they are working with some one I tell them that I respect that relationship and if they decide to terminate it then I would be glad to work with them.  If they are ready to make a change and aren't under any agreement with another agent then by all means I am all ears!

I always give people that call my candid advise and always offer to assist them regardless if I have an opportunity to sell them a home. It has payedoff time and time with either that party coming to me at a later date or receiving a referral.
