13 homes sold in Brookside [zip code 64113] so far this month. 12 Single Family Homes and 1 Condo. The condo unit sold was in the 333 Meyer West Building (AKA 'the Blue Goose). The 2 bedroom, 2 bath sold for $102,000. It needed new carpet and updating in the kitchen and baths.
The chart depicts the sold price of the home compared to the list price for each month between Dec 2010 and Nov 2011. Noice that the difference between list price and sold price has lessened.
The average price paid for a house in Brookside this month was $414,595. The average house had 4 bedrooms, 3 and 1/2 baths in approximately 3,200 square feet. Now we all know that there are no Average homes in Brookside! Each house is unique so here's a closer look at the individual sales so far this month:
#1- 6840 Wornall Road, in Romanelli Gardens, sold for $130,000. This was a 3 bedroom, 2 and 1/2 bath dated, minor fixer upper which was originally listed for $159,900.
#2- 6020 Brookside Blvd, in Wornall Homestead, sold for $194,690; list price $205,000. It's a 2 bedroom, 1 and 1/2 bath home - gorgeous renovation!
#3- 6719 Oak Street, in Armour Hills Gardens, sold for $205,950; list price $209,950. This was a cute 3 bedroom, 2 bath brick tudor.
#4- 5837 Oak, in Kingston, sold fro $200,000; list price $212,000. 4 bedroom 2 bath bungalow house.
#5- 409 W 61st Terrace, in Wornall Manor, sold for $254,000; list price $275,000. The house has 3 bedrooms and 2 and 1/2 baths.
#6- 441 W 69th Street, in Romanelli Gardens, sold for $343,000; list price $359,000. This was a 2 story Colonial with 3 bedrooms and 2 and 1/2 baths.
#7- 430 W 68th Terrace, in Romanelli Gardens, sold for $370,000; list price $385,000. This was a gorgeous 3 story Tudor built in 1926; 4 bedrooms and 4 and 1/2 baths.
#8- 615 W 67th Street, in Armour Fields, sold for $472,500; list $499,000. This was another Tudor built in 1923 with 4 bedrooms and 2 and 1/2 baths.
#9- 6526 Valley Road, in Armour Fields, sold for $500,000; list $532,500. This house has 3 stories, 5 bedrooms and 4 and 1/2 baths.
#10- 1238 Huntington Road, in Stratford Gardens, sold for $690,000; list 750,000. This beautiful home has 4 bedrooms, 3 full baths and 2 half baths.
#11- 1037 W 59th Street, in Hampstead Gardens, sold for $665,000; list $795,000. This Shepard designed, 3 story Tudor house built in 1910 sits on nearly half an acre and has 6 bedrooms, 3 full baths and 2 half baths. I loved everything about this house!
#12- 5843 Ward Parkway, in Country Club Ridge, sold for $950,000; list $1,395,000; original list was $2,175,000. This is the designer showcase house from the 2010 - the one I so disappointed in. It's really a grand house on an exceptional lot but the designers that year cluttered it up with the gaudiest furnishings you can imagine. The only part I liked was the little kid's tea party room under the stairs - shades of Harry Potter - the rest of it could have been put in the dumpster (IMHO). But I digress; back to the report!

The average number of Days On Market (DOM) for homes sold in 64113 in November of 2011 was 69. Cumulative Average DOM was 232. But, if we throw out the highest one (the Designer Showcase catastrophe) with 560 CDOM, the Average DOM was 67. That is more what you would expect in this neighborhood.
