Help I am settling on my house tomorrow, what do I need to do or bring?Help I am settling on my house tomorrow, what do I need to do or bring? The big day is finally here. This is the moment you have been waiting for and it has arrived. Now you do not want to add more stress by being unprepared, so here is a primer on what to do in preparation for the settlement of the home you are selling or buying.

First, this is for those in Pennsylvania. Always check with the title agent or lawyer in your state who is handling the settlement. In Pennsylvania, both buyers and sellers must bring photo identification.

If you are the current owner of your home and will be settling tomorrow, besides the id there is little you need to bring to settlement. You may call the utility companies, natural gas, fuel oil or electric and inform them you will be selling your house and you would like to have your name removed from the account. It is not necessary to terminate the service, but simply to be removed from the responsibility of bills. You will pay these bills until the day you sell your home. In Lancaster, PA the natural gas company is UGI and electric company is PPL.

As a buyer who is settling on your house tomorrow, besides the photo identification, you will need to bring a bank or certified funds to settlement. You will receive the closing cost sheet or what is usually referred to as the HUD one day before the settlement. This check must be made out to the settlement company, not to yourself.

The settlement company will handle the transferring of the water, sewer and trash. In some municipalities, you are able to choose your trash provider, then the settlement company will not handle the transferring the account into the buyer’s name. You, as the buyer will simply contract with a private trash hauler.

Buyers will also need to call the utility company to have service account set up for the property you are purchasing.

Enjoy the next chapter of your life after settling on your home. I hope I answered your question, “Help I am settling on my house tomorrow, what do I need to bring?”

Cal - This is a question that comes up because people just don't know what to expect, and it makes them feel better when they feel more in control with answers.

Christine, you are correct. It is  good reminder for those of us who go through this on a regular basis. Part of what inspired this post was a recent closing our team had. The buyer was told this information on numerous occasions through email and verbally. However, she still had all these questions and asked the same one numerous times. I decided, "Why not blog about this and create a library of resources for my future clients. Havea great thanksgiving.

Unfortunately your recent experience isn't unique. In every business I've been involved in I've been amazed that in the 21st century folks apparently don't check e-mail every day. In the various companies that I've worked for it was necessary for me to check e-mail, voice mail and text messages at least every few hours. I guess we can't assume that everyone does this.

Great info and a great idea to begin blog postings as a resource for your clients.

And I have found since people do not do this regularly, buy or sell a house, they need to be told several times or be given it in writing. Have a great evening Don.
