First, this is for those in Pennsylvania. Always check with the title agent or lawyer in your state who is handling the settlement. In Pennsylvania, both buyers and sellers must bring photo identification.
If you are the current owner of your home and will be settling tomorrow, besides the id there is little you need to bring to settlement. You may call the utility companies, natural gas, fuel oil or electric and inform them you will be selling your house and you would like to have your name removed from the account. It is not necessary to terminate the service, but simply to be removed from the responsibility of bills. You will pay these bills until the day you sell your home. In Lancaster, PA the natural gas company is UGI and electric company is PPL.
As a buyer who is settling on your house tomorrow, besides the photo identification, you will need to bring a bank or certified funds to settlement. You will receive the closing cost sheet or what is usually referred to as the HUD one day before the settlement. This check must be made out to the settlement company, not to yourself.
The settlement company will handle the transferring of the water, sewer and trash. In some municipalities, you are able to choose your trash provider, then the settlement company will not handle the transferring the account into the buyer’s name. You, as the buyer will simply contract with a private trash hauler.
Buyers will also need to call the utility company to have service account set up for the property you are purchasing.
