This graph shows the inventory ( the supply of homes for sale in Franklin County for the past 15 months) through October 2011.  In my opinion this graph looks like the market is improving.  Of course you have to look at a lot more than inventory.  Six months of inventory is a balanced market, not a seller's market, not a buyer's market.  7.7 months for the county is not bad.

Months of inventory (Franklin County, Ohio homes for sale) based on October 2011 home sales - 7.7

Months of homes for sale (inventory) for the  county is down 20.2% from October 2010.  The number of homes for sale is down 15.4% from a year ago . October home sales in Franklin County were up 6% from October 2010.

Home sales in the entire Columbus Board of Realtors mls (multiple listing service) were up 8.6% in October 2011,   Columbus Board of REALTORS Home Sales Up - October 2011


Franklin County, Ohio homes for sale by school district*: 

Columbus homes for sale -8.3 months

Dublin homes for sale - 10.1 months**

Hilliard homes for sale - 8.5 months

Westerville homes for sale - 6.6 months**

Worthington homes for sale - 6 months

Franklin County, Ohio homes for sale by municipality:

Above are all for a school district, what about the actual suburbs?   The municipalities of  Columbus, Dublin, Hilliard, Westerville and Worthington?  The only municipality in Franklin County I sometimes publish is on Worthington Ohio real estate, the October 2011 results:

  City of Worthington homes for sale - 3.6 months

Columbus -7.7 months
Dublin - 10.3 months
Hilliard - 9.3 months
Westerville - 6.0 months

Other important (to me) Franklin County municipalities:

Gahanna - 5.6 months
Grandview Heights - 6.3 months
New Albany - 9.2 months
Upper Arlington - 6.8 months

"Months" is months of inventory for sale based on October 2011 sales.

A well done, easy to ready and understand market report. We are siminlar general trends in our county as you shared here. THe recent NAR report, as I expect you know, found home sales up in Q3 2011 over Q3 2010 in every state. A bit of good news.
