Can You Think of a Better Time to List Than When the Inventory is Low?

Can you think of a better time to list than when the inventory is low?Today, I had a conversation with one of my sellers.

When I originally listed her home, she had requested to take it off the market during the holidays.

I contacted her today to remind her that her listing was set to expire next week. Her response, "Already? We've been having so many showings, it seems like now is a bad time to take it off the market."  She would be right.

Many people think that it's better to take their home off the market during the winter months and then bring in back in March or April.

The reality is that there are always people looking to buy homes. Even, during the winter months.

The buyer pool may be smaller but they are usually serious buyers looking to buy right away.

There are only 834 single-family homes currently listed in Franklin TN. That inventory usually exceeds 1,000 and can be as high as 1,400-plus during the Spring and Summer months.

Remember, when supply is low demand increases. Can you think of a better time to list than when the inventory is low?

Homes that are priced right and made show-ready have a great opportunity to successfully sell before the Spring rush.

Timing, Pricing and staging do matter but all the times are good. To sell any home, we got to expose it in the market.

You're absolutely right!  This is exactly what my owner, broker and trainers say in our office.  And it's a great time to do open houses, when all the serious buyers are out and about!

Tammie - I agree with you!  Homes sell every month so why wouldn't you want to be listed when you have the least amount of competition.  Good for you for getting your listing extended and doing some open houses.  I hope it sells quickly.

Hi there Tammie, you are right! When inventory is low, the 'just right' homes sell. The ones put on the market in need of care or start out overpriced tend to help sell the others.

Tammy - This makes perfect sense.  I wonder if it's possible to use some of your MLS data to support/quantify this.  (e.g. # of homes on market vs. # that close or go to contract or something).  Hopefully, the % goes up during this time.

Tammie I have always found that there are people using up vacation before year end and school district personnel who are off so November and December are great times to have your house on the market.

Tammie I tell my client's, 'Homes sell 365 days a year and if it's not on the market it's not going to sell."  My wife docent' let me forget that I worked a deal Christmas morning right as the grand-kids had opened their gifts!  It's true we were 1400 miles away visiting the the kids and sure enough my phone rings I think it's someone with good wishes and it's a client about a listing!  I worked the deal from the east coast go figure.  One never knows where or when that next deal is going to come from hence the saying list or loose.

Tammie, it is very true to that no matter what season or weather, there will be buyers out looking for properties. Sellers just have to monitor their own motivation, if they are serious and need to sell, price it right and put it on the market.
