Sellers are always sure that the tiniest detail in their house is going to help sell the property. Sellers are proudly showing off drawer pulls, ceiling fans, a blooming bush or other details of special attention. Think about it, have you ever purchased a house because of the decorative shelf in a bedroom? Probably not.

Details help impress potential buyers, not always in a good way. What if the buyer doesn’t want to do yard work? That blooming rose bush isn’t going to impress them at all. And all you are telling your potential buyers is that you are overly attached to the property. And your agent isn’t impressed either.

The bottom line is the bottom line. Door knobs, ceiling fans, drawer pulls and fancy shelves might help attach attention to the property but they aren’t going to make it sell any faster and guest what? These details aren’t going to make the house appraise higher.

Advice to sellers: Keep the house clean down to the corners of every room and up to the top of the vaulted ceilings. Change out the furnace filters, clean the gutters and maintain the property.

One of my first employing brokers use to tell me that there is a buyer for every house. But let’s face it patience is required. Buyers have A LOT more to choice from right now and money is tight.

I agree with your advice that a clean, neat and well maintained house is an asset to the sellers.  Yes, it is generally true there is a buyer for every house, eventually!  In the current markets with lots and lots of inventory it might take quite a while for a buyer to drill down to an unkempt property when there are so many others to choose from.

I'm going to disagree. Buyers are so sick & tired of living with 'old everything'. I know that new kitchen knobs & pulls don't sell a house but it gives the impression that the seller wants to keep the house fresh & updated. Gives the buyer the notion that things are maintained.  People that pay attention to details, let's face it are never slobs.  Houses are usually clean & orderly vs. Joe Slob. 

Your broker spouts something right out of the 70's. I no longer believe that to be true. When buyers see a 70's or 80's kitchen even though it's spotless it still screams 'WORK'.

Great Point! I have seen buyers respond in both positive and negative ways as they regard a  door knob...and this might be an overlooked bit by sellers...what a good suggestion you make!

Oh, I agree that door knobs, drawer pulls and the like will help sell a house. But have you ever had a buyer say " that's the house I want - I love the ceiling fan? "  I believe buyers are more educated than that.

Great advice Dena, and totally true!    Those homes with completely remodeled kitchens and baths, new carpet, new roof will sell quicker than drawer pulls!    Attention to details are very important, and starts with curb appeal!
