- Have your home appraised - list it a few dollars below appraisal and attach it to the MLS. It's an upfront declaration of value, and gives you some protection against low ball offers.

- Have your home inspected. Take the little things off the list that make your buyers nervous.

- Offer a home warranty. Most companies offer this only to be paid at closing - many buyers will request one paid by you anyway - this way you get the marketing power from it.

Make sure your agent does a walking video pointing out the great features of your home. Have them use the links on Facebook and Twitter and other social sites. At PPG we have 50+ niche Facebook pages waiting for your home! Be sure to post what YOU love about your home on their blog (make sure they use your video on their blog) - and co-opt your friends and family to join in and add a few words.
