Open Houses can be a great place to get some work done too!!

Most of the time, when you think of doing an open house, the thought of being stuck in a house for a Sunday afternoon comes to mind.  These are times away from the family with video to pass the time while waiting on the doorbell to ring.  All this after putting out balloons, directional signs and flyers in the neighborhood.  The set up time for these in getting the card table in, chairs, PC, refreshments, flyers, business cards, etc takes around an hour with just the basics.  This really limits what you can get accomplished while holding the open house. 

Doesn't sound very productive does it? 

I even baked some cookies at an open house one time to add some nice smells and to have food for my lookers back when I was selling real estate.

Here's another idea that might get you some traction and help you with your "to do" list too.  Why not set up a temporary office in your new listing and don't put it on the MLS or put on a lock box until you have week long neighborhood/public open house?  You could use this time to market the neighborhood and send out cards to prospective buyers for them to drop in anytime during the week or have them call to schedule an appointment.

Make sure the neighbors call you to come see it for the week you are in the home!!!!!

By sitting in the house for this week, you can get caught up on your prospecting and transactions in process while in the quiet setting of an open house. 

This could be promoted with prospective sellers looking for an innovative approach to marketing their home and will gain you many more buyers too.

You could have a sign that you hang on the door with your phone number for when you need to leave.

Then, after the week is over, take down your temporary office and move it to another house and do it all over again.  After you take down your office, you can put the home in the MLS and put the lock-box on the door.

The main point of this blog is to get you thinking about how an open house can be used in another way so that the time is more productive.

Wow that Open House for a week sounds really cool I could get into that idea, you could farm the area for a week from 9 to 11 open house from 11 to 5 like new homes.
