Highlands Ranch Real Estate : Brownstones Market Statistics Thru October
The Brownstones at Town Center is a very popular town home community built by Shea Homes. The community was born in 2005 and closed out in 2008. The floorplans range from just under 1,300 square feet to just about 1,800 square feet. Of the half dozen models built all are two-story with the exception of one ranch floorplan. A few of the two-story plans also have basements.
This community is located on the west side of Highlands Ranch. The neighborhoods are within walking distance of Civic Green Park, Safeway, Starbucks, Michaels and the Highlands Ranch Library.
It's also just a quick drive to the Highlands Ranch Town Center South with the Tattered Cover Book Store, Bed, Bath and Beyond, Office Max, Cold Stone Creamery, The Old Blinking Light, Landsdowne Arms and Arts on Fire just to name a few. At the Highlands Ranch Town Center North, just across the street, you'll find Super Target, Natural Grocers, Jack in the Box, Little Caesars, Which Wich and Kaiser Permanente.

The average sold price for these homes when compared to the rest of Highlands Ranch fair very well. There is quite a range is sold prices for these homes depending upon the size and finishes. In 2010 the least a home sold for was $208,000 (1,294 square feet) and the most $336,000 (1,759 square feet).
The Brownstones, in total, averaged a Sold Price through October 2010 of $260,557 and through the same time in 2011 we sit at $268,459. Pretty consistent you might say.
Keep in mind, there have been short sale and foreclosure homes which has an effect on these average numbers.
The price per square foot gives us a better idea of what homes have and are selling for in any community, though it is always best to have a custom market analysis performed to determine the value of your home, and we can see consistency in this community with just a few exceptions.
2010 Average = $168.00
2011 Average = $165.00
Again, you can't get much more consistent.
Again YTD should read HR representing the numbers for all townhomes / condos in Highlands Ranch.
We see a few anomalies in this statistic which we can talk about. July 2010 days on market was significantly affected by one home that took 613 days to sell. Originally priced at $375,000 this home eventually sold for $285,000, so perhaps an unrealistic expectation caused this significant delay. On the other end of the spectrum we see 7 days to sell as the average in July 2011. This was just one home that sold quickly. What we really want to do is average this number over the ten month sample. This would show an average days on market for 2010 at 122 and 2011 at 77. For all of Highlands Ranch 2010 averaged 98 and 2011 is 124.
