Do you ever suggest to your client not to get a home inspection?

Got a call from a young man a couple of days ago who is buying his first home, a HUD foreclosure in this case, and is concerned about a large crack in the slab foundation. After I booked the inspection I made a courtesy call to let his agent know that I had been hired to perform her buyer’s inspection. This agent sounded pretty frustrated with her client that he would get the home inspected. She explained to me that she told him it was an “as is” sale so there isn’t any point in getting the place inspected.

After inspecting the property I can see why a salesperson wouldn’t want the house inspected. It has all sorts of bumps and bruises. So many that seeing them on a summary page of a home inspection report may just give a buyer enough heartburn to think twice about backing out of their contract. Frankly a professional agent would have steered this client away from this property.

Even though I am asked frequently, I never give my clients advice about value decisions. That is what their professional real estate agent is for. I am a professional home inspector I inspect, I report and I try my best to help my client understand what they are getting into. Another question I’m asked on occasion…”do you know any “good” real estate agents?” Although this client didn't ask, that is a question, I will answer.

So many agents think that just because the property is " as is", that buyers won't get a home inspection. Inspections let the buyer know how much money they can expect to pay in repairs if they do decide to buy. Listing agents shouldn't try to talk potential buyers out of getting inspections.

 To us "as is" is all the MORE reason to get an inspection...while the seller is not going to correct whatever "bumps and brusies" are found....good to know what you are buying...and may have to heal !

That agent certainly showed their "lack" of experience. Lack of buyer representation. One bad apple ruining the creditibilty of many excellant realtors. Earning a real estate license doesnt guarantee the agent is ready for the "real" world. I would recommend, a newer, inexperienced realtor should be supervised at all levels of service their first year. If i was their broker owner, it would be required. The inspection is the "heartbeat" of a transaction, right up there with "financing"........thanks for sharing.

Good Morning Dave.  In answer to your post, an agent should at least inform his buyer what he might be subjected to in this type of sale.  "AS IS' is a red flag and means there is going to be a lot of fixing if not an actual case of demolishing the structure.  The reputation of an agent is either enhanced or diminished with every sale and most agents are careful to protect their image.  I don't believe this buyer was totally ignorant of the facts and ordered the inspection as a way to measure the costs before making his investment.  Nice post.

I consider myself a pretty savvy home buyer, as I have been flipping houses for many years. Even though I have done over 500 homes, I still spend the money to do a home inspection. When we sell these home, we always recommend that the buyer get a home inspection, just to give them a comfort level.

Most people that are buying "as is" homes know that there most likely are repairs needed. And most of the time whatever you report in your inspection will not sway them from buying the house. But it is good to know before they commit their financial future to a proverbial "money pit" that they understand what problems may lie ahead for them so they can make the decision to proceed or back off. It is foolish for either the agent or the buyer to not have their "dream home" inspected by a qualified, licensed, insured, certified, experienced Home Inspector.

Good morning David. An "as is" home is all the more reason for an inspection. An agent wouldn't be doing their client much good if that client doesn't know about all the bumps and bruises.
