If Your Long Island Home Has Been Sitting On The Market Too Long...

It's not unusual for homes to remain on the market these days. Since there's a large inventory of homes, it's considered a buyer's market. Even with the holidays in full bloom, buyers are out looking, but they are looking for the best deal they can get or they will choose another property.

If your home has been sitting on the market and you have received NO offers, or if you've received only low offers, there may be a few things you can do to get an edge on the competition and get yours SOLD.

Here are Lawrence and Sheila's 5 Reasons Why Your Home May Be Sitting On The Market Too Long...

1. Over Market Value ~ Most sellers want their homes to sell right away, and want to get as much as they possibly can get for it. They don't want to continue keeping it on the market and continue to get it ready to show on a daily basis.  It's so exhausting!  We all want top dollar for our properties, but the reality is you may have to reconsider your pricing. If you price your home to entice a buyer's interest, your house may sell faster. Hanging onto a price just doesn't work!

2. Showings ~ Although it's tiresome to continue to keep your house "show ready" on a daily basis, it has to be easily available to buyers. It has to be seen at different times of the day to get as many buyers as possible to your front door and then getting an offer.

3. Curb Appeal ~ Buyers want something to catch their eye when they first see your home from the outside. How the lawn, the garden and even the front door looks will give a buyer a reason to want to see more. Give them a reason to come in and buy!

 4. Clean, Clean And Then Clean Again ~ It's hard work to keep your home in model condition everyday, but dirty dishes in the sink, clothes scattered around the floors and cluttered bathrooms is a sure way to turn buyers away.  De-clutter your home. Pack any un-needed personal items. You're going to have to pack them away eventually anyway. As important as curb appeal is, interior appearance is more important. Keep each room simple and clean. Less is more in interior decorating, especially when you want to sell!

4. Fix What Has To Be Fixed Now ~ All those unfinished projects should have been completed before putting your house on the market. A buyer who may have some interested in your residence will deduct its value from little things that they see that may have be neglected to complete. Don't give them the opportunity to find those needed to be finished projects.

5. Marketing Of Your Property ~ The marketing of your property is of the greatest importance. Online exposure of your property is HUGE!  Buyers start their search on the internet, so it's important that your Realtor be found on the web first, and that the description is listed correctly and there are photos of the exterior and interior of your home. Don't miss the opportunity to get the right Realtor who is very visible on the internet ~ This means your house will be visible too!

Larry & Sheila - this is an excellent post and I immediately hit the "suggest" button.  I am bookmarking to check on during the week as this is good advise that should be put out to sellers often.

Anita, Homeowners need to be ready to sell with so much competition in the marketplace, so this is just a reminder to give them an edge.

Barbara, Sellers need as much info and guidance as possible to sell in this market.

Marcho, Thanks for your support, we do try to give our clients the advantage of knowing the right steps to take before putting their property on the market.

I like all these tips but especially #4.  It's so important to fix what needs to be fixed so you're not in the throws of renegotiating again.  :0) Gail

Gail, Sellers sometimes think that neglected items won't be noticed, but they are and this can certainly have a negative effect in the negotiating process!

Larry & Sheila, great advice.   It is best to get a home U/C quickly, as the chances are best to get closest to your list price early in the listing period.

Sheila, Sellers need the right information to get the best price in the least amount of time.

Joan, Making sure the house is show ready before it's placed on the market can certainly reduce the days on the market.

L & S - All five of your points are great for sellers nation wide!  We just can't seem to stress to most sellers enough the importance price right, clean, keep in showing mode, fix things, clean yard and I promise to market to the fullest extent.  With all these things done look forward to quicker result with a sold sign in the front yard. Suggested.
