Home Values In Todays Real Estate Market

In todays real estate market, home evaluations are a detailed process. It's not something that should be thrown together by a real estate agent on the way out the door to meet the client. There should be a little time invested into these because, in the southeast area of Florida, different things are happening price wise in different areas. most areas are stabilizing but there are some areas that are actually increasing in prices. So to get it right, studying that particular community needs to be done.  

Communities Are Varying In Price

Some of the communities have a lot of activity but some don't. This can be tricky because you can't compare your apples to their oranges. It needs to be 'like' comparables. But a detailed oriented agent will know that and get the job done right. I don't like going back in time for the comps any more than 6 months because our South Florida real estate market is changing for the better by the minute. Which is good news for sellers and buyers.

You're right Terri we should not can not just throw a listing or showing presentation together.  It does take time, effort, thought and planning to nail it right and prepare mentally to cover all the basis and make it clear to our clients the importance of getting it right the first time.
