When this request came in today, I thought ActiveRain would be the best place to start.

 ''We will be leaving Baltimore and moving to Florida in the near future.  Our plan is to purchase a home before we retire.

Here's what we are looking for... A single family rancher with 3 bedrooms and 2 full baths. We have no interest in a pool but would like to be within 20 minutes of the beach, close to good hospitals, a fitness center, lots of good shopping, movies and close to a synagogue.

The areas of interest are from Orlando to St. Lucie. We will even consider an age 55 community.   Our price is $125,000.''

They ended by asking:

" Any suggestions who I would speak with?"

Margaret, I understand where these folks are in their search.  It has to start somewhere and, like many people, they really don't know where that should be.  When you're contemplating retirement, you really do have the whole country to choose from... narrowing it down to Florida is a good start.  A Florida agent who loves their area will reach out and share it with others, and their enthusiasm will be contagious.

Anne, Many of us have clients making moves to FLorida. It could be a good source of referrals for the right agent.

Margaret. You really understand where these buyers are coming from..just starting their search. A good enthusiastic agent could persuade these retirees to a specific area and educate about the benefits.

Margaret i have had several people who moved from Florida back to NH when hings were free falling, now i am getting requests of people looking to move becuase of the low prices. AL is my man in Daytona but i do not have anyone in Ft Lauderdale or from Clearwater - St Pete where most people i have talked to are moving. Have a great Monday

Scott, Same here. People that have moved to Florida or other retirement places have moved back to Baltimore for family.. mainly to be with grandchildren. Younger couples are looking to purchase in Florida now with the low prices and hopefully have the property paid down by time of retirement.

The truth is, unless you've spent a lot of time in Florida, you couldn't possibly know for sure where you'd want to go. If I were an agent in FL and had property that met what they've asked for, I'd be selling my community to them!!!

Margaret, I've given your clients some thought. Why move to Florida when Tennessee is so beauHouse by the Laketiful?

Here is a cute little house, 10 minutes to the lake!

Our taxes are lower, insurance is lower and we still have all the seasons!

Many retirees are leaving Florida because of the Hurricanes and high property taxes. They're coming here! We have outstanding medical facilities, any type of shopping you might like, music everywhere and no income tax!

What a neat opporutnity to engage others and their ideas. And certainly there are some great Florida agents depending on  where they decide they want to be.

Seems to me they need to think more about the lifestyle they are seeking - that, in itself, should help narrow down the possible areas. And price may as well. Age-restricted? Close to beach? Near a city? Ocean or gulf?

Margaret- Florida may be big and diverse, but, and I'm no agent, but were I, I'd be selling Delray Beach, the Village by the Sea.  It's further south than their criteria but not by much!  Come on Florida Realtors, let's step up and sell our areas!  And, FYI, most anything east of I-95 will put them relatively close to the beach.  And, if they live in southeast Orlando, they'd be about 40-50 minutes from the beach but you have the advantage of excellent medical and shopping facilities that Orlando has. Hi Margaret,  This is not an area that I cover (it is too far north), but I do know that Orlando is in the center of the state thereby making it way more than 20 minutes to the beach.  You may want to mention this to them.  This would cut down their search considerably keeping them along the east coast.

Why don't they come to Boca Raton, Delray Beach or Boynton Beach?  We have all the amenities they're asking for right here.  Not sure we could do a house, but perhaps a single-story villa with or without a garage in one of the active adult communities.   And we have perfect weather - 75 degrees and sunny today.  Come on down!
