Yikes! Shame on the borrower as well! They would have known what amount they were qualified for - what in the world made them think they would be qualified for the higher amount? I hope you requested they return the letter or at least make it clear they absolutely cannot use that again! Agh.
Karen - That agent is certainly not looking out for the buyers best interests. Why would he even waste his time writing and submitting an offer with out knowing if the buyers could qualify for the higher amount?
Hey there, Kat! Wanna know something funny? The borrower is a licensed agent as well. Go figure. :-/ I made it VERY CLEAR in correspondence to both of them that the credit report pulled previously had expired and that I was unable to issue a CURRENT approval letter until they allowed me to re pull credit; which they haven't done. I may just wash my hands of this one! Thanks for the visit and have a great day!
Jim...I really don't get it. Honestly, I think it's just an attempt to get an offer ACCEPTED! What good does that even do? It's bound to lead to disappointments for sure, and in the end, would have made ME look like the bad guy. Not only that, but to me this action flys in the face of ethical. Karen, I've gotten in to the habit of always calling the loan broker on any offer my clients want to accept. They're (you are) an integral part of the process!

OMG Karen! Now what kind of a ding-dong agent would do something like that? That is certainly a good way to get a reputation, that is, a BAD reputation with other agents!
That's quite the screw-up, could have been really messy. How could the buyer have not realized that they did not qualify/could not afford that amount? Is it 2005 again? Are we just handing people houses regardless of financial conditions? NINJA loans? What's going on!

We ask the loan officer for letters that match whatever offer we send in.
