Being A Professional Realtor - It is an Important Aspect of Staying in Business--As I continue to shape my real estate business through this interesting and trending market of the past few years, one thing has emerged for me as a critical element to keeping my business on track. It has come to me from a couple of different directions and it has had substantial impact on my business plans.
COACHING--I have taken coaching a number of times and only recently with Bill Fields, felt like I made a break through in understanding my goals and delivering on those goals. Bill Fields is a wonderful real estate coach and through an enormous palette of skills, can inspire, chastise, motivate and shame you into being accountable to your goals and the development of your business. He is a Master and I admire him greatly. He has said many things to me that have resulted in how I do business and changing how I do business.
The most profound has always been that I need to run my business as a professional in all things related to real estate. He's enchanting in his array of skills to pick you up when you are down and to remind you when you are remiss and in knocking you down once in a while when you need it. The entire process of coaching with Bill Fields is an optimal experience in excellence and raising the bar for yourself and your business. That one key phase about being a professional was the thing somewhere misplaced and gone missing in my life and my business. It is easy to get lost in the "helping" aspect of real estate and to forget that "professional" aspect of how we evaluate the business proposition not just for ourselves but for our clients.
TRAINING/DESIGNATIONS--Another very profound and recent experience for me that runs along similar lines has been getting the CDPE certification for Short Sales from Alex Charfen. I have to say that throughout the course, Alex says often that we must always be professional in the duties we perform for our clients. The course itself is one of progression on my part. I first took short sale training 4-5 years ago with the Harris Real Estate University and began doing my first successful short sales. I have maintained my certifications and training throughout getting HAFA Certified and the SFR designations. Recently, I decided to take the CDPE course and I have to say that it was like climbing a ladder to save the best for last. I highly recommend the course as a thorough system and infrastructure by which you can successfully stay abreast of the nature or short sales and have a viable system for successfully submitting and getting short sale approved. The course gets my highest marks and rates 5 stars from me. Alex Charfen is a charming and engaging teacher and speaker and the course is engaging.
BUYERS--I am doing better business as a result of continuing to take training and coaching. It is always good to have feedback and to be raising the bar for your business. I use to drive Buyers all over creation until Bill got hold of me. He did it humorously but made the point. I now meet with my Buyers much like a any development project. We get to their need and their motivation and we ask for commitment with a Buyer's Agreement. We set goals and we commit. I decided to be professional.
SHORT SALES--In my short sales, 80% of the short sale work is done upfront and results in that ability to present a full package to the lender along with the rationale for the numbers and why they work. It is not rocket science. It is a diligently and artfully put together package that is compelling for the Lender. I have always done a professional job in submitting my short sales but I am now raising that bar again with a more enhaced and detailed process and system to support and to protect myself, my sellers and the lender.
SELLERS--Helping my Sellers is also a realistic and well planned project. Knowing market value and a Buyer profile come together to analyze and plan a marketing strategy that will result in the property being sold. Presentation, price point and availability require a commitment on the part of the Seller prior to the listing agreement. I decided to be a professional and not take listings where the seller is not motivated and realistic in their need to sell.
BUSINESS DECISIONS--I got a frantic call today from a Buyer's agent on one of my HUD properties. I've had any number of phone conversations wiith her on how a "repair escrow" works and that the lender must hold funds until the close of escrow for repairs. As it turns out she did not follow the required procedures because her client could not afford to do a "repair escrow". She has been knocking herself out for 60 days with an up hill battle to only learn today that the plumbing is in bad shape and the property may not be lendable. Did she do a Home Inspection? No, her client did not want to spend the money. What should she have done.....not waste 60 days of hard work on a client that basically could not qualify for the correct loan. She was not being Professional in evaluating the client and their ability to perform. She should never have spent all this precious time on a transaction that won't make it. This is how we see people exit the business all the time.
BEAING A PROFESSIONAL REALTOR - IT IS AN IMPORTANT ASPECT OF STAYING BUSINESS--It pays to be a professional in the business of real estate and to help your client understand all of the complexity of each transaction, their level of responsibility and the likely outcome. This client could qualify for other properties....just not a HUD or REO property in disrepair. I am not trying to judge but only recognize this valuable lesson that has come my way and that is to do that 'step back" and review of the big picture and advise the client on a professional basis. It's an important aspect of our jobs....being professional that is.
