Do's and don'ts in selling your home in a slow market

Selling your home in a slow market is a challenge for many home owners. It can lead to stress and even financial difficulties for some.  Thus, it pays to hire a real estate broker who can handle the sale in your behalf.  Hire someone who is local in your area and has a proven track record. 

The big difference between selling your home yourself and hiring someone to sell it for you, are the expertise and experience.  An experienced real estate broker had been through a lot of slow markets.  Thus, she knows what to do and what not to do in  a slow market.

Here are some of the things that a seller should not do in slow market:

  • Overprice your house
  • Overcapitalize on renovations
  • Let the market dampness get into you by selling your house as is
  • Take chances by choosing just any real estate agent
  • Buy your new home before selling your current one

Here are some of the things that a seller should do in a slow market:

  • Choose a reliable real estate broker who has a proven track record in home sales in your area
  • Be realistic and competitive in the selling price of your home
  • Be flexible in negotiations
  • Offer incentives such as helping in the closing costs, some free furnishings or anything that can sweeten the deal without necessarily costing the seller a lot of money.  Sometimes, it is cheaper to offer incentives than lowering your price.
  • Prepare your home for the sale.  Increase curb appeal, invest in home staging and attend to things that needs repair.
  • Make your home always available and ready for property showing
  • Be positive, maintain an open mind and detach yourself from your home.  Being emotional can lead you to decide on things that you will regret later on.
