Upper Marlboro, MD Real Estate: Being A Home Buyer Is Not Easy

As an Upper Marlboro, MD real estate agent, I have worked with clients in the Maryland, DC, and Virginia region.  Does one client have a tougher journey than the other?  I'm sure the seller would say, "Yes, I do."  I'm sure the buyer would say, "No, my road has more bumps and potholes in it."  Well, since this article is buyer focused, then I would just say, "Being a home buyer is not easy."

As a buyer's agent, I know the road to home ownership can be very challenging at times.  While my goal as a buyer's agent is to provide a service that limits stressful situations, no transaction is perfect and without a few hiccups.  You can do the best you can as a real estate agent, but Mr. and Mrs. Tension seem to find their way into the real estate process.

So, the buyer has been pre-qualified.  That's a great thing.  Now the real estate agent and the buyer can go out and search for homes.  Oh, let's back up.  The real estate agent and the buyer has signed a buyer's agreement and now they can go to search for homes. 

A property search is done, and now, the real estate agent and buyer can go out and view properties.  The buyer is excited about two of the properties he or she has viewed.  Then comes the difficult decision for a home buyer.  Which property will you write a sales offer on?  You make a choice, write the offer, wait a few days, and learn your another offer was accepted.  The buyer turns attention back to the second property and learns that the property now has a sales contract on it.  Here it comes, buyer frustration starts to set in.  

Weeks have passed and it seems no homes you like are coming up in your price range.  Buyer's remorse knocks at the buyer's door for a few moments, but the buyer rejects its advances and keeps moving on.  Finally, the buyer finds a suitable property and writes a sales offer.  Congratulations, the offer is accepted!  Uh oh, something has come up in financing and the lender needs more documents.  Uh oh, the home inspection identified some items that need to be fixed.  Uh oh, the seller is not agreeing to fix all of the items on the home inspection list.  Major frustration kicks in and the battle has begun.

The real estate agent agent has to take it up a notch and do some strategic thinking to help the buyer overcome these obstacles and get to the settlement table.  Well, the buyer and seller work things out and it's time to go to settlement.  Uh oh, the HUD 1 or settlement documents don't match the good faith estimate.  The HUD 1 has the buyer bringing more money to the table and the buyer is only prepared to pay the amount of closing costs in the good faith estimate.  Uh oh, the closing date has changed and is now one week later.  All parties put their real estate heads together and finally a solution is achieved.  Congratulations, buyer, you have a new home!
