We can’t sell the short sale property if the seller doesn’t want to sell as much as we agents do.
It's hard enough that it's a short sale. But some sellers just don't get it. No matter how many times we talk about it, it seems that we have to keep telling and reminding them of what we need to make a short sale work.
If the sellers make it difficult to allow potential buyers to see the place, we can’t get an offer.
If they won’t agree to set an aggressive price, or to reduce the price because they believe the house is worth more, it will fail to compete for buyers who need to be enticed to write an offer on a short sale where there are no guarantees.
If they don’t take care of the property and won’t keep it nice and clean, it won’t attract any buyers who may wonder what else is wrong with the property (this goes for regular sales as well)
If they won’t accept or even counter an offer, we can’t move forward on the short sale.
If they won’t cooperate by responding in a timely manner to our requests for documents, we can’t complete the short sale package to submit to the short sale lender.
If they won't take our calls and emails and they act like we're a constant bother to them....how can we represent their interests? Why did they hire us in the first place?
How can we convince the short sale seller to cooperate?
