If I were a newly licensed agent trying to get off the blocks today, I would focus on the quickest way to make my phone ring.  You’ve struck oil, if you’ve found a “for sale by owner.” 

The “fsbo” is a commission check waiting to be signed.  It’s a homeowner who wants to sell but also wants to save money.  The majority of “fsbo’s” will pay a co-broke fee. 

Call that homeowner and ask if they would be offended if you previewed their home.  Of course they won’t be offended, and that question always results in a positive answer. 

Once you are face to face, offer to do some online marketing of their home.  Make your phone ring by using their home to market.  The “fsbo” is a prime candidate to assist a new agent with starting a new business. 

Many years ago, I managed a new Century 21 office for an absentee  broker/owner in a marketplace where I did not know anyone.  All of the agents were newly licensed.  Our inventory was “fsbo” homes, and with this inventory, I made the phones ring.  That office is going full force and is very stable today.

New agents should not wait for the phone to ring with generic calls in the office.  You may have a very long wait.  Search for those “fsbo’s” and make them work to your advantage.  Your phone will ring....you'll sell something....and you'll feel like you pulled a rabbit out of a hat!!

Barbara this is a brilliant idea-THINKING OUTSIDE OF THE BOX. I thought about doing this Barbara but I thought I couldn't do it because it was a FSBO. So I guess I would put in the comments that "THIS IS A FSBO". And would I have to type out a separate agreement stating that if I bring you a buyer,I will get a 3% commission? Hi Barbara.  I am confused by your post.  Are you suggesting one would represent the Seller without a listing agreement, or that one would advertise the FSBO property intending to secure a Buyer?

I grew up working on FSBO's when I started several years ago.  It's almost funny to watch the new Realtors stay away from them...they don't understand you have to start somewhere!  Love the quote "would you be offended"...new one in my toolbox now!
