If I were a newly licensed agent trying to get off the blocks today, I would focus on the quickest way to make my phone ring. You’ve struck oil, if you’ve found a “for sale by owner.”
The “fsbo” is a commission check waiting to be signed. It’s a homeowner who wants to sell but also wants to save money. The majority of “fsbo’s” will pay a co-broke fee.
Call that homeowner and ask if they would be offended if you previewed their home. Of course they won’t be offended, and that question always results in a positive answer.
Once you are face to face, offer to do some online marketing of their home. Make your phone ring by using their home to market. The “fsbo” is a prime candidate to assist a new agent with starting a new business.
Many years ago, I managed a new Century 21 office for an absentee broker/owner in a marketplace where I did not know anyone. All of the agents were newly licensed. Our inventory was “fsbo” homes, and with this inventory, I made the phones ring. That office is going full force and is very stable today.
New agents should not wait for the phone to ring with generic calls in the office. You may have a very long wait. Search for those “fsbo’s” and make them work to your advantage. Your phone will ring....you'll sell something....and you'll feel like you pulled a rabbit out of a hat!!
97 Comments on Success Is Not Magical....It Takes Determination And Effort
Barbara this is a brilliant idea-THINKING OUTSIDE OF THE BOX. I thought about doing this Barbara but I thought I couldn't do it because it was a FSBO. So I guess I would put in the comments that "THIS IS A FSBO". And would I have to type out a separate agreement stating that if I bring you a buyer,I will get a 3% commission? Thanks for sharing. Great post.
Barbara -- I've never thought about this, but it is an interesting idea. How do you actually market the property? Do you market it as a fsbo on AR or on FSBO sites????
Hi Barbara, congratulations on being featured with this great post. As always this works well for seasoned agents as well. Contact those FSBO's. Thanks for sharing.
Congrats on the feature! What an interesting idea for new agents. FSBO's are so much fun and a little free marketing might lead to a new sale! Great idea. Thanks for sharing.
Barbara:
I hope new agents jump on your suggestion. When you offer to put the FSBO's home on Internet sites for free or a small fee, they will be thrilled and feel obligated to you. Great idea.
Barbara, I don't know why I have a mental block with fsbo's but I will get on board with calling them and turning them into sales.
Barbara - Thats a great tip for newbies or for people who just want to make the phone ring.
Congrats on the gold star. Like Bryer, this is not just for newbies, thanks for the reminder, it's a good life.
Barbara, thanks for the reminder. With our "back to basics" market, I've focused on both FSBOs and expireds, and they have resulted in a steady stream of business and referrals too!
Barbara,
You are always a great inspiration! Thanks so much for sharing your advise with us!
Barbara,
What a great post. I have seen Kim Dickey's presentation several times on FSBO's and she shares some of your thoughts and ideas. Keep on keepin on! Best of luck in 2012!
Suddenly Barbara I've got this image in my head that a FSBO owner sign is just a seller crying for help.
Hot topic, Barbara! I see a FSBO webinar in your future. :-)
For those looking for FSBO's, the Zillow "Make Me Move" is another source of potential FSBO leads.
There are some good FSBO services available to provide the info daily to you, too!
Barbara - Thank you for sharing your position on charging the FSBO seller. I totally agree and glad we're on the same page on this one!
Have a great week!

Hi Barbara. I am confused by your post. Are you suggesting one would represent the Seller without a listing agreement, or that one would advertise the FSBO property intending to secure a Buyer?
Great Idea Barbara. I have not seen many FSBO's in my area.
Aimee.....you're not soliciting a listing.....you're advertising to make the phone ring....and you'd be a buyer's agent....often the seller does hire you after a few showings to list the property....
I grew up working on FSBO's when I started several years ago. It's almost funny to watch the new Realtors stay away from them...they don't understand you have to start somewhere! Love the quote "would you be offended"...new one in my toolbox now!
thanks, Randy and Jenny.....
