Every Task Is A Test...Never Pre-Judge The Results!!

In training new agents, all methods of prospecting for new business must be introduced.  Judgments concerning the future success of any method must be cast aside.  Whatever results occur with each task will determine whether or not the new agent continues along that particular path.

Never eliminate a method of prospecting for new business because the trainer has not had success with that task.  Never assume that an open house, for example, is not going to work well because past attempts have not been successful for other agents.

All it will take is one successful open house, and that new agent will be a believer.  It’s unjust for anyone to make decisions about methods of obtaining new business without giving that method a true test.  Never rely on anyone’s opinion.  Remember, we all work differently, and you may be eliminating a method that fits you well and that you will enjoy.

one attempt or 5 is not much effort eh Barbara?. Yup...we have heard it a million times...open houses are a waste of time. " Well, Bob how many have you done?"    "Five." 

If you do five failed open houses that took you 20 hours but meet a client that buys a $325k house from you at 3% on  house number six...that is 24 hours invested for a lead that generated $9750.

Hmmmm....yes yes I know that does not count the hours you spend finding the guy a house but the simple math here works out to $406.25 per hour for lead generation hanging out in a nice house and chatting to people.

I feel a blog post coming on.

This is so true Barbara, each person is different, they have different things that come natural, different things they shine at. You should always try it yourself giving it your all before you rule it out.

Barbara: This is really good advice that should go to all new agents.  You don't know what you are good at or have an aptitude for if you haven't given everything a try yourself.

Anita....you'd be shocked at the seasoned agents who eliminate something because it did not work for another agent...

Scott....we need to try it ourselves to determine if it fits us....

Steve....need to give it a shot and not just a couple of times....put effort into it...can't wait to read your post...

Open houses are great ways for new agents to get out and talk with the public about the real estate market.  It will also teach them to be patient and weed out the lookers.

GOOD MORNING BARBARA!  Bottom line is - all new agents should come to work for Barbara and the Kuney-Todaro Team!  But if you can't - you have to believe in yourself and add your personality to anything you do - that is the best way to market and succeed whether it's an open house, blogging, etc.!

Hi Barbara...we're in the business of prospecting and generating leads. An open House can be a Good Source of New Buyer Leads and I've even gotten listings from my Open House. Remember doing Open Houses is one of the few times the Public comes to us!.

How about a post on collecting names at an open house, maybe a contest...mmmm
