Taking a bath- Lake Wenatchee Home Inspection

Bath twice a day to be really clean, once a day to be passably clean, once a week to avoid being a public menace.”

Anthony Burgess

Baths are one of the great pleasures for many. I know in my world a wonderful whirlpool soaker tub is a must for my wife. If my lovely wife is happy I am happy.

But there is a dark side to soaker tubs. On several recent home inspections I have seen these tubs converted to a shower/tub combos.

Soaker tub used as a shower

Most soaker tubs are not designed to be used in a shower application. They do not have the have a tile flange to create a drip plane for water to run back into the tub from the surround.

                       Soaker tub with tile surround

The result is water will sit and most likely find it way in the substructure leading to rot and mold. This is also an invite to wood destroying insects who love these conditions.

                              Tub Flange Kit

There are flange kits that can be used to convert these types of tubs for use as a shower.

Shower installations need to be carefully evaluated and installed to ensure that water intrusion of the wall will not become an issue.

Good morning, Donald. I scrutinize these installations too. I have found several to be faulty...

Again, Don, great information and great blog.  Suggested of course.  That isn't exactly the soaker tub I would need though!  Maybe a hair larger...

Alan and Michele, Thank you. These two where fairly obvious but I inspected a couple other that were not so obvious and then you are hoping they did use a flange kit.

Micheal, In the top picture you can see where the water is just sitting in the corner. These are just asking for trouble over time.

Jay, LOL, I know... I never put in a tub in that is less than 6 feet long. I do not like kissing my knees in a tub ; )

Don, I too have seen those deck type tubs being used in shower enclosures---always a mess.  I am no fan of the flange-kits either as they rely on caulk---which we all know is really nothing more than liquid duct tape :)

Charlie, I have to agree on the flange kits. I would much rather have a tub designed for this installation.
