Good list. All of the above should be gone over at the initial new buyer consultation. Before any property is seen.
You may even want them to speak to a mortgage pro before you meet, or they can meet one at your office on the same day.
That sets you and the buyers up for success!

Mike there are just so many pieces to the homebuying puzzle that if we laid it all out on the line at once, their heads would be swimming. Timing is everything.

Cameron to some it just might seems like a toss up of letters, but WIiRE actually stands for Women Investing in Real Estate.
Paddy I am sure by now you have Googled the rules of Duck, Duck, Goose. But just imagine everyone sitting around a circle. One person goes around the circle tapping everyone on the head and saying: Duck. Duck. Duck. Duck and then finally they tap someone on the head and says Goose. Then the goose jumps up and starts chasing the person that tapped them on the head. And the person who was doing the tapping has to return to his/her place in the circle before the goose catches them. Geez, I can remember how much fun it was.
As it relates to real estate, the buyer has to always keep an eye out because the goose may be lurking around and jump out at any moment and catch the buyer off guard.
Eddie it's hard to believe that some agents don't even do a buyer consultation. What a shame (for the buyer and the agent).

Great check list and way to advice the folks to get their ducks in a row sort a speak. I can't believe anyone would not have their financing in order in the current market.
