How did they pass the test???

I received an offer on one of my listings the other day and the only thing filled in was the price and a signature on the last page??? No terms, no financing detail, no earnest money amount, no address of the property? I had to call the agent to find out which home they were making the offer on!  How does such an agent pass the licensing exam? How did they get someone to trust them with such a big decision? I have seen bad offers before but this was ridiculous!

The upside for us was that we filled in everything that would benefit us sent it over and they signed it without question. The bad part is I will have to do all the work and he will still get 3%.

How lucky the Purchaser is to have a "Buyer's Agent"

Traci, I sympathize.  Last year, I was presented with an offer written by an agent with a competing firm that calls themselves "the premiere real estate company" in our area.  The agent was new in the business.  The offer she wanted me to present was unsigned.  I pointed out that she needed to get a signature and she was almost in tears, telling me she couldn't reach her broker. 

The same agent was showing a property to someone I know this past summer and she told him a property has a "handshake easement" on it, meaning that it is unwritten and unrecorded.  There are a lot of licensees out there who simply do not get it.

Yikes!  Where is this agent's broker?  Does he/she not look over the offers that go out of his/her office?  I'd call the broker if I were you to let them know what happened.

I've seen some offers that were written by hand (no problem, there) but it looked more like chicken scratch to me. I filled in what was missing; like legal description and some other pertinent, required information... Virtually nothing was spelled correctly, looked like it would have to be re-written completely.

I did not want to make any major alterations... it closed!

WOW! Sounds like someone wasn't paying attention in class!

I guess I am fortunate that I have a broker that has given me extensive training and also looks over 90% of my contracts before they are presented.

I agree with Nancy, I feel the broker should be contacted on this one!!

I've frequently wondered how agents were able to pass the real estate exam. I'm just hoping this market will weed out the idiots ;)
