Many of the homes sold were for prices considerably below Original List Price.

If a home is overpriced, the market — i.e., homebuyers — will communicate the fact by simply not showing up. And a house cannot sell if no homebuyers want to see it.

Therefore, if homeowners want to sell their house — and what homeowners don’t! — and nobody is showing up, the only action to take is to lower the price in line with market value.

Ideally a home should be listed at a price no more than 3% over Current Market Value. This leaves enough negotiating room to arrive at a fair price.

If homeowners want even faster action, they should list their house at or slightly below Current Market Value.

When a home is priced right at the outset, it will sell quickly and generally for more money than a house that has languished on the market for months. This is because homebuyers recognize extraordinary value when they see it and will jump at the chance to make an offer.
