I am writting this letter to you in confirmation that Christmas will still be held on the 25th of this month. I was wondering if you could lend me a hand? There are so many things that still need to be done and I fear that my time is running short.
- I have a few offers that need to be ironed out and get executed contracts before Christmas week.
- I need to check my list and double check my list and see if the actual potential buyers do in fact qualify for the loans that they are requesting.
- There are open houses that still need to be scheduled and hosted, because we all know that all the real buyers are out now and the ones who do attend the open houses in this busy time, will most likely buy a home - now.
- I have some sellers that are in critical state: meaning they are so far behind in payments to the bank that I fear they will go into foreclosure if we don't sell in time.
- I still need to prepare and run a training seminar in my office for agents.
In between all this I have my personal life, my kids, holiday parties, shopping, the ever so dreading wrapping and cooking (I don't bake - I gave that up years ago when my cookies were deemed a possible deadly weapon).
I know that I am busy and I know that my agents are busy. So I started to wonder - was it only us or were there actual business being conducted during this holiday rush. Within the 11357 area there was quite a bit of transactions that occurred in a twelve day period of time. There was 7 closed sales and 12 that have entered contract and are currently pending a closing. Within the 12 days of December so far, there were 15 house listings that have expired, but 7 of those re-listed with other real estate company's and lowered the asking price. There were a total of 22 homes with in the 12 days that have lowered their prices and out of the 22 properties there were reduced in price, 4 of them received an accepted offer. The buyers are here, there is activity and the prices are coming down, just in time for Good Ole St. Nick!
