Most important advice when it comes to expireds, Debora? Makes sure you're ready when the wave of expireds hits at the end of the year:

1. Effective Marketing (letter, brochure, expired package)

2. Strong First Contact (mail, phone, face-to-face)

3. Solid Follow Up (letters, postcards, market updates, phone)

You do those three right and you can have an awesome 2012.
