SureClose has made a recent modification to their software that only allows public access to Active Listings.  The public disclosures section used to show listing that were both active and pending status.  Now, only listings that are indicated as Active on the Summary page will pop up under the public search.

We have always changed the status on our listing files to pending as soon as we receive a ratified contract.  This has caused some problems for us, though.  Buyer agents are not able to then download the disclosures from the agent's site.  Now, logic says the agents have a login and password and should be logging in to get the disclosures from the closing file.  I'm afraid this is just another case of enormous disconnect that seems to exist between the people maintaining the TMS software systems and the people that actually use them.  First of all, the agents that are not familiar with the software are not likely to login in and learn a new program just to get copies of disclosures.  Secondly, the seller signed disclosures are in the listing file - NOT the closing file.  So, even if the buyer's agent did login, the disclosures would not be in the closing file for them to view.

So, what are the work arounds to make things run smoothly?  We have made a decision to leave the status on the listing as Active until after all contingencies have been removed.  This should alleviate the problem.

Beth-- that is a good clarification-- thank you!!  I agree that Stewart does need to be more responsive to user group needs.

Yes, it is tough to adjust when they don't even let the users know of the changes before they make them.
