Things you don't want to hear at an inspection.

There are a number of things you don't want to hear during an inspection.  Some are said by the inspector, but others could be said by the homeowner, Real Estate Agent, or even client/buyer.  Here are some of my favorites:

knob and tube

"We had an Electrician go through the whole house and there isn't any knob and tube wiring left."

rot on roof

"The roof is only 7 years old and they stripped it down to the rafters when they replaced it.

return air ducts

"We just had all the ducts and returns cleaned."

New WH door

"You can get to everything real easy.  We had a new door installed last year."

In doing this one I noticed that I didn't even scratch the surface.  I guess that means you'll be seeing more of these pretty soon.

I'm sure in different locales with different inspectors there are many, many more.

Mike - I like to be the only one talking at an inspection, okay the buyer can talk too.  I find that everyone else tries to influence my thinking and most of the time they aren't even aware that's what they are doing. 

Carmela - I try not to be surprised by anything anymore.  My wife says you can tell how the inspection is going by how much I'm laughing (silently of course).

Cynthia - That's the real reasons we do inspections.  It has nothing to do with earning money.

Jack -- as my kids would say "you're just being too picky."  Oh, that's right, that is what the home inspector is being paid to do - be picky.    BTW -- why is the seller/homeowner there - didn't his agent tell him it would probably only cause problems?   (can those first two get some kind of refund for work not really done?)

James - or the water heater, or maybe the sump pump.

Steven - Yeah, I've been told I'm too picky.  Seller/Homeowner came back after 2 hours being gone thinking I'd be done, surprise.
