Really he's house-broken said the tenant.

The prospective tenant listed her small dog on the application to rent along with a picture of her dog and record of good health. We approved her and her pet dog,added a $500.00 pet deposit and all was well for the next two years.

Fast forward two years we do our pre-move out inspection and the home looks good but to get the security deposit & pet deposit returned the tenant agreed to have the home professionally cleaned and turn it over to us the way we turned it over to her.

Yesterday the lease was up and the tenant moved out and brought us the keys.
I went out to the home to let the carpet cleaner in.One of the tools of his trade is a black light.Once he turned on his black light it was very clear that the dog was NOT house trained.

I own a pet, but I would have problems renting to someone with a pet. My dog is a wonder and house broken, but accidents do happen. How can you avoid it. In ten years my dogs has messed in the house maybe two times. I'm not joking, but not all animals are that good. Some of them have problems.

This is one of the issues that we face routinely and it is often not a pleasant experience as we educate the outgoing tenant on how their pet damaged/ruined the flooring.

I am a PET-FRIENDLY property manager. My lease tasks the tenant with cleaning the carpet and if it is not done correctly, I can have it REdone and take a 20% service charge from their deposit.

The commercial produce MICROBAN is a fungicide originally used in hospitals and is now available commercially. My carpet cleaner uses it and it works....
