NW Austin ~ Canyon Creek November 2011 Market Report
November 2011 was a closing month for sellers in Canyon Creek. Remember last month in my post I stated in September buyers sat on the fence and didn't make offers until October so couldn't possibly close until November.
The number of homes closed in November 2011 was up a whopping 75% compared to last year in November! This year buyers took advantage of the lower priced larger homes. With low interest rates many found they could afford more home for their money and took the opportunity to move up!
The average sold price was up 34% but the average sold price/square foot was down 5%. This stands to reason because usually smaller homes sell for a higher price per square foot.
The average days on the market was up 356% due to the slow activity in buyers making offers in August and September but the list to sell ratio was 97.81%! Not bad in today's market place.
There are currently only 9 active listings in Canyon Creek out of more than 1,300 homes. There are 9 other properties under contract due to close. This is a very healthy ratio! Fourth quarter should end on a good note for Canyon Creek. As of December 2nd there have been 81 homes closed in Canyon Creek. This is up 40% over the same time in 2010!
